How To Win In A Multiple Offer Situation

Today we thought we would talk with Sabine Hammermann who is a Realtor® Partner with The Linda Hall Team of Century 21 First Choice. Lately, Sabine has had numerous transactions where she has represented the buyers who have been involved in multiple offer situations. Sabine shares with us how she’s able to walk her clients clear through to the finish line surpassing the other offers on the table.

 

What would you say is key to your success in winning these multiple offer situations?

Answer: I’ve had great clients with who were open to my suggestions.

 

What is the #1 suggestion you offer your clients when meeting with them to discuss this multiple offer scenario?

Answer: I would say that the clients I have worked with recently have helped secure their offers by having a cash reserve that we were able to use which allowed us to waive the appraisal contingency and which also helped to cover any appraisal gap that there might have been.

 

What else is important for the clients to consider in a market such as this?

Answer: I also tell them that preparation is key as it will enable us to make quick decisions as well as being able to take on a calculable risk if it is a home they really like. In other words, they can waive some contingencies if necessary and sleeping on it until tomorrow is not usually an option today.

Fort Mill Welcomes Saltwater Markets

 

Have you heard the news? Saltwater Markets is now open in Fort Mill. They’re located at 887 Gold Hill Road. We’re so excited to have them!! Linda Hall has been raving about Saltwater Markets for years, and now she doesn’t have to travel to Clover because they are right in her backyard!!

If you’ve never been to Saltwater Markets, then let us tell you a bit about them. They own two other locations located at 713 Bethel Street, Clover, SC, and 3414 S. New Hope Road, Gastonia, NC.  They are a specialty meat and seafood shop which carries fish such as blue nose from New Zealand, European Flounder, King Salmon, Hawaiian Tuna, Ruby Red Trout, and Georgia Clams, scallops, shrimp, oysters, mussels, and MORE!! Also, briskets, steaks, chicken, pork chops, and oh, the list goes on!!

August 2021 Real Estate Market Update for York County SC

AUGUST 2021 New Listings:

We start by looking at the NEW LISTINGS that came on the market in AUGUST and we begin with 2019, where we see there were 523 NEW LISTINGS that came on the market. In AUGUST of 2020, we find we decreased by -3.4 percent with 505 NEW LISTINGS. This year in AUGUST of 2021, we increased slightly by +1.6 percent with 513 NEW LISTINGS. 

 

AUGUST 2021 Homes for Sale:

We again, start by looking at AUGUST of 2019, where we see there were 1,005 HOMES FOR SALE. In AUGUST of 2020, we find a decrease of -44.6 percent with 557 HOMES FOR SALE. This year in AUGUST of 2021, we decreased again by -44.5 percent with only 309 HOMES FOR SALE.

AUGUST 2021 Pending Sales:

Let's view AUGUST of 2019, where we see there were 430 PENDING SALES. In AUGUST of 2020, we increased by +5.6 percent with 454 PENDING SALES. This year in AUGUST, we increased by +6.6 percent with 484 PENDING SALES.

AUGUST 2021 Median Days on Market:

Let's view AUGUST of 2019, where we see there were 18 MEDIAN DAYS ON MARKET. In AUGUST of 2020, we decreased from the previous year by -50.0 percent with 9 Median Days on Market. This year in AUGUST, we decreased by -55.6 percent to only 4 Median Days on Market. 4 MEDIAN DAYS!!!

AUGUST 2021 Months Supply of Homes for Sale:

In AUGUST of 2019, the MONTHS SUPPLY OF HOMES FOR SALE was 2.7. In AUGUST of 2020, we decreased by -48.1 percent with a 1.4 MONTHS SUPPLY OF HOMES FOR SALE. This year in AUGUST, we decreased by -50.0 percent with only 0.7 MONTHS SUPPLY OF HOMES FOR SALE!

6 Big Reasons Why South Carolina Is A Special Place To Live

 

I know there are more than 6 reasons that make South Carolina a special place to live, but I thought I’d start here. If you ever want more reasons on why you should choose South Carolina to call home then please reach out to The Linda Hall Team. 1.       The natural outdoor beauty. South Carolina is an outdoor enthusiast’s dream. From the lakes to the forests to the pastures which all provide outdoor opportunities from hiking, canoeing, fishing, and even horseback riding. In our area you must check out Anne Springs Close Greenway which has approximately 2,300 acres for you to explore.   Also, don’t miss nearby Lake Wylie which is a 12,455-acre man-made lake. If water is your thing, then Lake Wylie is the place for you!

 

2.       Your money goes further here. In South Carolina your social security benefits are not taxed and your property taxes are about the lowest in the country. Also, gas taxes are low which means the costs of your transportation is more affordable. If you’re retired, then all of this will help stretch your income.

 

3.       Climate. The climate in South Carolina is very pleasing for many. The northerners who relocate here especially appreciate it. If it gets too hot for you in the Summer, then head for the mountains or the beaches. If you prefer mild winters then this is definitely the place for you.

 

4.       Arts and Culture. Don’t think if you currently live in a big city that you will lose your connection to arts and culture. South Carolina is rich in that department with many film festivals, world-class restaurants, art galleries, concerts and the list goes on and on.  

 

5.       Health Care. South Carolina has some of the best health care facilities you will find. The Carolinas Medical Center part of Atrium Health, which is located in Charlotte was named the best facility in the region on a U.S. News & World Report list.

 

6.       Seafood. We have GREAT seafood in this State! Calling all seafood lovers. I’m not kidding either. Come for a visit and just ask for the best seafood in the area you stay. The locals will tell you!! Just off the top of my head I’d recommend Saltwater Markets which is actually a grocery store over a restaurant, but it is hands down the best in our area! Learn More About How to Choose the Right Offer

In today's market, homes, when priced correctly, are seeing multiple offer situations and that's wonderful news for our sellers. It’s exciting to hear that you have a choice in buyers. Yet how can you make sure that you choose the right offer? With varying sales prices and terms, comparing offers might be harder than you expected. Still – it’s a great problem to have.

If you find yourself in this situation, the first step is to meet with one of The Linda Hall Team agents to discuss each offer in detail. What are the actual differences? It’s easy to see what price they offer, but what about the other items – the terms, the financing, the contingencies.

Sales Price – This is the easiest to compare. Start with the sales price and then check to see if they are asking for extra concessions; these could include seller credits or paying for closing costs.

Terms – Determine when the buyer intends to close and when they want occupancy.

Financing – Financing can vary dramatically and affect your decision in choosing a buyer. For instance, a buyer who offers a slightly lower price but is going to put 50% down might be a better offer than someone using an FHA, 3.5% down loan which could be harder to close.

Contingencies – Most offers come with contingencies for items such as inspections, appraisal, loan approval and more. An offer with fewer contingencies, or shorter time frames to remove them, could be a better offer than others.

JULY 2021 New Listings:

We start by looking at the NEW LISTINGS that came on the market in JULY and we begin with 2019, where we see there were 509 NEW LISTINGS that came on the market. In JULY of 2020, we find we decreased by -7.5 percent with 471 NEW LISTINGS. This year in JULY of 2021, we increased by +11.7 percent with 526 NEW LISTINGS. 

JULY 2021 Homes for Sale:

We again, start by looking at JULY of 2019, where we see there were 991 HOMES FOR SALE. In JULY of 2020, we find a decrease of -44.5 percent with 550 HOMES FOR SALE. This year in JULY of 2021, we decreased again by -48.5 percent with only 283 HOMES FOR SALE.

JULY 2021 Pending Sales:

Let's view JULY of 2019, where we see there were 438 PENDING SALES. In JULY of 2020, we increased by +7.1 percent with 469 PENDING SALES. This year in JULY, we increased by +4.3 percent with 489 PENDING SALES. 

JULY 2021 Median Days on Market:

Let's view JULY of 2019, where we see there were 19 MEDIAN DAYS ON MARKET. In JULY of 2020, we decreased from the previous year by -52,6 percent with 9 Median Days on Market. This year in JULY, we decreased by -66.7 percent to only 3 Median Days on Market. 3 MEDIAN DAYS!!!

JULY 2021 Months Supply of Homes for Sale:

In JULY of 2019, the MONTHS SUPPLY OF HOMES FOR SALE was 2.6. In JULY of 2020, we decreased by -46.2 percent with a 1.4 MONTHS SUPPLY OF HOMES FOR SALE. This year in JULY, we decreased by -50.0 percent with only 0.7 MONTHS SUPPLY OF HOMES FOR SALE!

New Fort Mill Restaurant Opening Coming Later This Year

 

The Rock Hill Herald recently ran an article talking about a new Fort Mill restaurant opening coming later this year, and The Linda Hall Team of Century 21 First Choice wanted you to know about it. We are excited to see new business in the area, and this one will be located at the retail center at 1852 SC 160. There are also two other restaurants coming there besides this one which are Chipolte and Kung Fu Tea.

Okay. Well, it’s time to share with you the name of this restaurant which is “Five Guys!” Five Guys is known for its handmade burgers and hand-cut fries. They have over 1700 locations worldwide, and Fort Mill will soon be one of those locations.

They will be renting a 2500 square foot space leaving over 6000 commercial space available for further business at this retail center, and we’re sure it will be filled. As soon as we know what else is coming, we will be sure to share the news with you either by this blog and/or our newsletter. Long Cove Is A Wonderful Part Of The Lake Wylie Experience

Have you heard of Long Cove? Many have not. It is located on the banks of Lake Wylie. The Linda Hall Team thinks our friends might be interested in the opportunities Long Cove offers their visitors.

 

For starters, you will be able to stay in a "tiny" house that is typically less than 400 square feet designed to utilize the space it has most efficiently. Tiny home living is becoming more and more popular. Still, most have decided they need more space for their year around living accommodations and leave the tiny living dreams to their vacations with the pandemic. So it is a definite win for Long Cove.

 

You will find they are pretty accommodating, with units ranging from one to two bedrooms, and some have additional loft space. It is excellent for families with kids. You will not need to bring your own bedding as it is provided. Each unit also offers a fully stocked kitchenette and  AC, a TV, and WI-FI. What more could you ask?

 

The exterior premises offer swimming in a semi-Olympic pool and woods to explore as well as a fairy garden to discover. If you get tired, rest yourself on one of the Adirondack chairs found throughout the property. You also do not need to cook every meal. You will find plenty of choices at the waterside Snack Shack and nearby restaurants. If you want to get out on the water, you can choose from the available kayaks, or you can opt to rent a houseboat. There are two available slips in reserve for the visitors' houseboats.

 

The development plans include converting the resort's pool to saltwater, adding a 15-foot heated jacuzzi, and creating a labyrinth on one of the hillsides overlooking the lake. There are also plans for a waterside bar, eatery, bathhouse, and a 3,400 square foot out-look deck! So much to come!! Long Cove is becoming the staycation spot for locals and the destination spot for out-of-town visitors!! We can see why!!

Let's Purchase A Home On Lake Wylie!

Many people who live in the area or just visit are drawn to the beautiful Lake Wylie waters! It's easily become one of the fastest-growing areas of York County and for good reason. One is never bored when on the lake and as the saying goes, "If one is lucky enough to live on a lake then one is lucky enough!"

If you can't live ON the water than near enough to pop your boat in may be all you need. Tube down the Catawba River which leads out onto Lake Wylie or put your boat in at the Buster Boyd Access Area which is located at 310 Blucher Circle, Lake Wylie. 

Fishing on the waters of Lake Wylie is definitely a popular attraction. You'll find that activity being accomplished from the docks to kayaks and motorboats. Lake Wylie is home to largemouth bass, crappie, catfish, bluegill, hybrid tried bass, smallmouth bass, and white bass. In the spring you'll find black crappie being fished. Lake Wylie really is a dream for all levels of fishing.

JUNE 2021 New Listings:

We start by looking at the NEW LISTINGS that came on the market in JUNE and we begin with 2019, where we see there were 549 NEW LISTINGS that came on the market. In JUNE of 2020, we find we decreased by -16.0 percent with 461 NEW LISTINGS. This year in JUNE of 2021, we increased by +8.9 percent with 502 NEW LISTINGS. So we aren't to pre-pandemic levels, but we are moving in the right direction!

JUNE 2021 Homes for Sale:

We again, start by looking at JUNE of 2019, where we see there were 1000 HOMES FOR SALE. In JUNE of 2020, we find a decrease of -39.0 percent with 610 HOMES FOR SALE. This year in JUNE of 2021, we decreased significantly by -60.7 percent with only 240 HOMES FOR SALE.

 

JUNE 2021 Pending Sales:

Let's view JUNE of 2019, where we see there were 473 PENDING SALES. In JUNE of 2020, we decreased slightly by -1.1 percent with 468 PENDING SALES. This year in JUNE, we decreased by -1.7 percent with 460 PENDING SALES. 

JUNE 2021 Median Days on Market:

Let's view JUNE of 2019, where we see there were 13 MEDIAN DAYS ON MARKET. In JUNE of 2020, we increased from the previous year by +7.7 percent with 14 Median Days on Market. This year in JUNE, we decreased by -78.6 percent to only 3 Median Days on Market. 3 MEDIAN DAYS!!!
