November 2021 Real Estate Market Update for York County SC

 

The above video shows us a quick overview of the market, but let's dive deeper with this comprehensive look at the November 2021 real estate market in York County, South Carolina.

November 2021 New Listings:

 

We start by looking at the NEW LISTINGS that came on the market in NOVEMBER and we begin with 2019, where we see there were 337 NEW LISTINGS that came on the market. In NOVEMBER of 2020, we find we increased by +14.2 percent with 385 NEW LISTINGS. This year in NOVEMBER of 2021, we decreased slightly by -0.8 percent with 382 NEW LISTINGS. 

NOVEMBER 2021 Homes for Sale:

We again, start by looking at NOVEMBER of 2019, where we see there were 905 HOMES FOR SALE. In NOVEMBER of 2020, we find a decrease of -48.4 percent with 467 HOMES FOR SALE. This year in NOVEMBER of 2021, we decreased again by -34.3 percent with only 307 HOMES FOR SALE.

NOVEMBER 2021 Pending Sales:

Let's view NOVEMBER of 2019, where we see there were 296 PENDING SALES. In NOVEMBER of 2020, we increased by +18.9 percent with 352 PENDING SALES. This year in NOVEMBER, we increased by +13.9 percent with 401 PENDING SALES.

NOVEMBER 2021 Median Days on Market:

Let's view NOVEMBER of 2019, where we see there were 21 MEDIAN DAYS ON MARKET. In NOVEMBER of 2020, we decreased from the previous year by -76.2 percent with 5 Median Days on Market. This year in NOVEMBER, we decreased by -20.0 percent to only 4 Median Days on Market. 4 MEDIAN DAYS!

NOVEMBER 2021 Months Supply of Homes for Sale:

In NOVEMBER of 2019, the MONTHS SUPPLY OF HOMES FOR SALE was 2.3. In NOVEMBER of 2020, we decreased by -52.2 percent with a 1.1 MONTHS SUPPLY OF HOMES FOR SALE. This year in NOVEMBER, we decreased by -36.4 percent with only 0.7 MONTHS SUPPLY OF HOMES FOR SALE!

Local Christmas Tree Farms

Start building traditions over the holidays with a family favorite such as cutting and/or picking out your own fresh Christmas tree this year. It's a beautiful and memorable experience for everyone. Here are some local choices for you to find just the right tree.

Cherry Place Farm, located at 1922 Oakdale Road, Rock Hill, South Carolina, open the Friday after Thanksgiving. Their hours are Opening Day from 10 am to dark, Saturdays 10 am to dark, and Sundays from 1 pm to dark. Cherry Place has NC grown, fresh Fraser Fir trees which are brought to the farm to be displayed and you'll also discover many freshly made wreaths to adorn your doors. NOT a place to cut down your own tree, but fun just the same!

Lutz Christmas Tree Farm, located at 756 Neelands Road, Clover, South Carolina. They haven't posted their opening information as of the publishing of this blog, but here is their phone number to call and check if you would like to know 704-860-5604. Last year they opened ON Thanksgiving and there's a rumor that their may be a shortage of trees this year so shop early.

Moseley Old Time Christmas Tree Farm, located at 2042 Moseley Private Drive, Lancaster, South Carolina, open the Friday after Thanksgiving. Their hours are Friday and Saturday from 9:30 AM to 5:30 PM. Their phone number is 803-804-0016. You'll find several varieties to choose and cut. 

Mountain Top Christmas Trees, proudly serves Tega Cay, Fort Mill, Rock Hill and the Charlotte area with two locations. Look for them at 1975 US-21 and 1626 Gold Hill Road. They haven't posted their opening information yet, but check their Facebook page. 

Penland Christmas Tree Farm, located at 6457 Campbell Road, York, South Carolina, open the Friday after Thanksgiving. Their hours are Monday through Saturday from 9 AM to 5:30 PM and Sundays from 1 PM to 5:30 PM. They have a variety of Christmas trees and much more, including wreaths, children's trees, tree stands, saws provided, snack shack, candy can tree, free hayrides, and much more.

We start by looking at the NEW LISTINGS that came on the market in OCTOBER and we begin with 2019, where we see there were 452 NEW LISTINGS that came on the market. In OCTOBER of 2020, we find we increased slightly by +0.4 percent with 454 NEW LISTINGS. This year in OCTOBER of 2021, we increased by +5.7 percent with 480 NEW LISTINGS. 

OCTOBER 2021 Homes for Sale:

We again, start by looking at OCTOBER of 2019, where we see there were 946 HOMES FOR SALE. In OCTOBER of 2020, we find a decrease of -49.7 percent with 476 HOMES FOR SALE. This year in OCTOBER of 2021, we decreased again by -29.4 percent with only 336 HOMES FOR SALE.

OCTOBER 2021 Pending Sales:

Let's view OCTOBER of 2019, where we see there were 400 PENDING SALES. In OCTOBER of 2020, we increased by +2.0 percent with 408 PENDING SALES. This year in OCTOBER, we increased by +14.7 percent with 468 PENDING SALES.

Let's view OCTOBER of 2019, where we see there were 17 MEDIAN DAYS ON MARKET. In OCTOBER of 2020, we decreased from the previous year by -58.8 percent with 7 Median Days on Market. This year in OCTOBER, we decreased by -42.9 percent to only 4 Median Days on Market. 4 MEDIAN DAYS!!!

Shop Tega Graze This Holiday Season!

Last year we did a feature on this wonderful business and we thought we should revive that blog and update it. The reason is the upcoming holiday season AND the fact that they are growing despite beginning this small business venture in the middle of a pandemic. Who does that? Well, two best friends do that and they are Chelsea and Lindsay.

 

They began with an idea and it has exploded. From having just 1 pick-up location in 1 small town they've grown to 3 pick-up locations in 3 different cities/towns. What a wonderful, wonderful result for them and opportunity for all of us! The Linda Hall Team supported them from the get-go because we know good business when we see it. Fort Mill Scarecrow Crawl

It's a busy and exciting time in Fort Mill as the Fort Mill Scarecrow Crawl has started. This event runs from October 4th through October 31st. 

Visit Downtown Fort Mill and discover some wonderful and creative scarecrows designed by individuals, schools, businesses, and organizations. This is a wonderful community activity and event enjoyed by all.

A panel of judges will vote on several categories and will give the public a chance to weigh in via Facebook from October 8th through the 29th.

Fort Mill Fall Festival

Food, fun and FALL!! The festival is scheduled for Saturday, October 9th from 4 PM to 8 PM. It's held at Walter Elisha Park, 345 North White Street. There will be music in the Fort Mill Amphitheater as well as food trucks, vendors, kids activities including trick or treating and costume contests!! Admission is FREE!! Come on out and have a great time!!

We just love her!

In SEPTEMBER of 2020, we find we increased by +10.1 percent with 470 NEW LISTINGS. This year in SEPTEMBER of 2021, we decreased by -4.3 percent with 450 NEW LISTINGS. 

SEPTEMBER 2021 Homes for Sale:

We again, start by looking at SEPTEMBER of 2019, where we see there were 989 HOMES FOR SALE. In AUGUST of 2020, we find a decrease of -49.9 percent with 495 HOMES FOR SALE. This year in AUGUST of 2021, we decreased again by -33.1 percent with only 331HOMES FOR SALE.

SEPTEMBER 2021 Pending Sales:

Let's view SEPTEMBER of 2019, where we see there were 366 PENDING SALES. In SEPTEMBER of 2020, we increased by +28.7 percent with 471 PENDING SALES. This year in SEPTEMBER, we decreased by -12.3 percent with 413 PENDING SALES.

SEPTEMBER 2021 Median Days on Market:

Let's view SEPTEMBER of 2019, where we see there were 17 MEDIAN DAYS ON MARKET. In SEPTEMBER of 2020, we decreased from the previous year by -64.7 percent with 6 Median Days on Market. This year in SEPTEMBER, we decreased by -33.3 percent to only 4 Median Days on Market. 4 MEDIAN DAYS!!!

What you Need To Know About the Carolina Crossroads Project

We thought we would share information on what you need to know about the Carolinas Crossroads Project. The Linda Hall Team consists of people who are residents in the area, and this is a big project that concerns all of us. As you know, we are on the road a lot when showing homes, listing homes, and researching new developments. We have to keep up with the latest traffic information, and this project is definitely of interest. 

This is how Carolina Crossroads' website describes the project -

The Carolina Crossroads project is a $1.7 billion state infrastructure project that will provide a safer, more modern interchange design for the state's top interstate "pinch point," commonly known as "Malfunction Junction."

The goal of this project is to save the average commuter 112 hours each year via this upgrade. That certainly will be a welcomed change, but in that time, we will need to be aware of several factors of the project and the timeline of the project. Here's what we know so far -

Phases 1 is the Colonial Blvd work which the Secretary of Transportation signed in May 2021. The major construction is estimated to take three years to complete.

Phase 2 is the Broad River Road work, and that should begin in the Summer of 2022 with anticipated completion at the end of 2024. This phase is also estimated to take three years to complete.

Phase 3 is the System Interchange work and is expected to last 4 to 5 years.

Phase 4 is the Harbison Boulevard Interchange & Frontage Roads project, which will take three years to complete.

Phase 5 is the final phase, and that is the I-26 widening portion of the project and is expected to take 2 to 3 years to complete.
