The Country Carrot – Rock Hill, SC

Working to keep local food products in your kitchen by sourcing from local farmers and small businesses. From veggies to jam and chocolate to honey, you can stock your kitchen with local goods.

Bush-N-Vine Farm – York, SC

Family owned by the Halls for over 150 years. It was originally a peach farm, but in 1979, Bob Hall reopened the doors as an open-air market and in 2014, they moved into their new building.

Farm Stand Locations:

York – 1650 Filbert Hwy, York, SC 29745 (Open year-round) The Farm Café is located here and is open Monday-Friday 8 am to 5 pm and Saturdays 8 am to 4 pm

Rock Hill – On Ebenezer Road across from KFC and near the Hospital (Open April – November)

Lake Wylie – Next to the Bagel Boat in Lake Wylie (Open April – August)

 

Sharon Hill Farm – Sharon, SC

A family-owned and operated farm by the Deckers in Sharon, SC and the Reinhardts in Rock Hill, SC. This is how they came up with the combined name of “Sharon Hill” Farm.

You can find Sharon Hill Farm chicken at several area restaurants and farm stands as well as buying directly from the farm.

Also usually found at the Old Town Farmers Market at Legal Remedy Brewing, 129 Oakland Avenue, Rock Hill, SC on Saturdays from 8 am to 12 pm.

 

Thames Farm – Fort Lawn, SC

Thames Farm is a go-to for the locals when they need meat or eggs. Thames also produces wonderful turkeys for Thanksgiving each year too.  

This farm participates in the SC Agriculture & Art Tour held in the month of June.

The Meat Center – Lancaster, SC

They are locally owned and operated for 34 years and offer freshly cut on site meat with a great selection.

Located at 657 Lancaster Bypass E, Lancaster, SC 29720, open Monday – Saturday from 9 am to 6 pm. Call to confirm hours 803-286-5077.

 

Watson Farms Beef – Chester, SC

The Watson Farm has a VERY interesting history. You should viist their website to read all about it. CLICK HERE

Farm Store location is 713 Colony Road, Chester, SC 29706 and the hours are Monday, Tuesday, Thursday and Friday from 10 am to 6 pm and Saturday from 10 am to 2 pm. They are closed on Wednesdays and Sundays.

 

We’re sure we didn’t hit ALL of our local farms, but it’s a start!! Just remember to always try to support our local hardworking farmers.

February 2022 Real Estate Market Update for York County SC

The above video shows us a quick overview of the market, but let's dive deeper with this comprehensive look at the February 2022 real estate market in York County, South Carolina.

FEBRUARY 2022 New Listings:

 

We start by looking at the NEW LISTINGS that came on the market in FEBRUARY and we begin with 2020, where we see there were 425 NEW LISTINGS that came on the market. In FEBRUARY of 2021, we find we decreased by -19.1 percent with 344 NEW LISTINGS. This year in FEBRUARY of 2022, we decreased again by -5.5 percent with 325 NEW LISTINGS. 

FEBRUARY 2022 Homes for Sale:

We again, start by looking at FEBRUARY of 2020, where we see there were 784 HOMES FOR SALE. In FEBRUARY of 2021, we find a decrease of -62.0 percent with 298 HOMES FOR SALE. This year in FEBRUARY of 2022, we decreased again by -32.2 percent with only 202 HOMES FOR SALE.

 

FEBRUARY 2022 Pending Sales:

Let's view FEBRUARY of 2020, where we see there were 392 PENDING SALES. In FEBRUARY of 2021, we decreased by -10.7 percent with 350 PENDING SALES. This year in FEBRUARY, we increased by +6.6 percent with 373 PENDING SALES.

FEBRUARY 2022 Median Days on Market:

Let's view FEBRUARY of 2020, where we see there were 16 MEDIAN DAYS ON MARKET. In FEBRUARY of 2021, we decreased from the previous year by -62.5 percent with 6 Median Days on Market. This year in FEBRUARY, we held even with the previous year with still only 6 Median Days on Market. 

FEBRUARY 2022 Months Supply of Homes for Sale:

In FEBRUARY of 2020, the MONTHS SUPPLY OF HOMES FOR SALE was 2.0. In FEBRUARY of 2021, we decreased by -65.0 percent with a 0.7 MONTHS SUPPLY OF HOMES FOR SALE. This year in FEBRUARY, we decreased by -28.6percent with only 0.5 MONTHS SUPPLY OF HOMES FOR SALE!

The Linda Hall Team Sits Down With Stager & Designer Kelly Vaughan

 

The Linda Hall Team of Century 21 First Choice recently sat down with Kelly Vaughan, the owner of Kelly Vaughan Staging & Design. We've worked with Kelly on numerous occasions in preparing our homes for the market. This service dramatically impacts how well our sellers do in selling their homes quickly and for top dollar. We wanted to let Kelly explain her business and how it works. Here's what she had to say.

 

"We staged over 100 homes last year (2021). We don't advertise, but instead, our business grows each year through referrals.

 

The biggest challenges I face as a home stager/designer are that owners sometimes want their homes staged, but they don't want to change things as much as I think they need to. My job is to help them understand how making the recommended changes will pay off in the number of showings they get, which translates into offers and a multiple bid situation. With the popularity of HGTV, buyers now have certain expectations, and it is my job to utilize all of the tricks of the trade to make their property look updated and show exceptional. Paint color, lighting, and furniture placement all play a big role in how a property stands out on MLS. Of course, not many people want to spend the money to update their home completely, so what a good home stager does is examine where minimal changes can bring a maximum return.

 

When homeowners decide to sell their homes, it can be very stressful.  Our goal with every client is to help alleviate their stress by decluttering, depersonalizing, and preparing their property to show its very best on MLS and in person.  Clutter gives the perception that there's not enough storage in the house. We remove any distractions so the buyers can visualize themselves and their families living on the property.  Our goal is to create a blank canvas on which house hunters can project their own visions of living there and loving it.

 

Listing a home can also be very emotional for the homeowner. People are facing all kinds of challenging situations. Listening with empathy and showing compassion are traits that clients thank us for after we are finished. Many times when we enter their property, it's apparent they are unsure about our service, but by the time we leave, they are so grateful for all we did to their home. This is how our design service has grown. Many staging clients turn into design clients. We often hear, "We love the changes you made. I wish we would have had you here when we moved in," and then we help them in their new home.

 

Typically we are hired by the realtor to stage their listing. We offer many different staging options, such as a home consult where we spend up to 1.5 hours walking through the home, making recommendations on how best to prepare the property. Occupied Home Staging, where we declutter, depersonalize and use the homeowners' items to stage and style the home, is our most requested service. We also offer focal point staging, where we bring in accessories for a rental fee to warm up a house along with vacant home staging.

 

Thirteen thousand staged homes were polled in 2020, and of those homes, over 85% sold for 5-23% over list price. Staging works! 98% of buyers search online first. If the home doesn't stand out on MLS photographs, they are not going to look at it.

 

Home staging also benefits the realtor in several ways. First, when realtors include our home staging service, it immediately adds value to their clients. Allowing us to have those hard conversations takes the burden off the realtor and frees the realtor's time to focus on getting more listings, building more relationships, and selling more houses. Secondly, we are an agent's best marketing tool. An exceptional realtor is building a brand and expectation. When they work with a professional stager, they are providing their clients a full service. And when the market shifts and the inventory is no longer low, those realtors that consistently offer an outstanding professional service will have built a brand and service that shines above the rest."

UPDATED: Favorite Local Restaurants by The Linda Hall Team

UPDATED 2-7-2022: The Linda Hall Team shares their FAVORITE local restaurants because supporting local business and loving where you live is so important to us. We want YOU to love where you live as much as we do. 

 

The first up is Linda Hall!! She loves 'Epic Chophouse' at the Kingsley location in Fort Mill and here's what she has to say about it -⁠

"The Epic Chophouse in Kingsley Fort Mill is by far a special night out. It is upscale yet very comfortable and friendly. The food is fantastic from the Angry Lobster to the steaks. My favorite meal is a Shrimp Cocktail ..shrimp are huge..., and a petite filet with the garlic mashed potatoes. The creme brulee for dessert is the best. The service is excellent from the wait staff to the managers. It is fine dining in Fort Mill."⁠

 

 

 

Rene Lurion shares that his favorite local restaurant is the Poke Bowl in Fort Mill. Here's what he had to say about it.

"Mine would be the Poke Bowl in Fort Mill for take-out. There are 3 main parts to a Poke Bowl; Sushi grade rice, various salmon and/or interesting toppers such as seaweed. You can design your own blow or order fixed bowls. It is healthy and great for lunch or dinner."

 

Sabine Hammermann shares that one of her favorite places to go locally for hamburgers is BlaCow Burger in Fort Mill. Here's what she had to say about it.⁠

"If you are looking for a great place to pick up a burger check out BlaCow Burgers on Hwy 160 in Fort Mill. Their short rib gourmet burgers are awesome and they offer more than the classic burger. Try the “Nutty Goat” or “F.R.O.G. Burger- don’t worry, no goats or frogs were harmed making those burgers 😃 And if you are really adventurous go for the “Flaming Cow” which includes some Fried Jalapeño Chips and the famous Fort Mill Ghost Peppers!"

Caroline McCarthy shares that her favorite local restaurant is Wing King in Fort Mill. Here's what she had to say about it.⁠

"We love to go to the Wing King in Fort Mill.  In our view they have the best Onion Rings and Wings around our area.  They have plenty of indoor seating, a patio for outdoor eating, and a vibrant, thriving carry out business.  We have been comfortable eating there during the pandemic as they are practicing recommended social guidelines.."⁠

Amanda Sisko shares that her favorite local restaurant is Danny's Pizza & Pasta in Tega Cay. Here's what she had to say about it.⁠

"I love the owners Danny & Amber. It's a local small business which I'm 100 percent vested in supporting. Their NY Style Pizza is A-M-A-Z-I-N-G! I mean you can fold it! Come on!! I'd have to say my favorite is the cheese pizza and the meatball, and provolone. Oh, AND the calzones are also out of this world! They have inexpensive daily specials....and now I'm hungry!!"⁠

JANUARY 2022 New Listings:

 

We start by looking at the NEW LISTINGS that came on the market in JANUARY and we begin with 2020, where we see there were 392 NEW LISTINGS that came on the market. In JANUARY of 2021, we find we decreased by -9.7 percent with 354 NEW LISTINGS. This year in JANUARY of 2022, we decreased again by -10.7 percent with 316 NEW LISTINGS. 

JANUARY 2022 Homes for Sale:

We again, start by looking at JANUARY of 2020, where we see there were 801 HOMES FOR SALE. In JANUARY of 2021, we find a decrease of -59.4 percent with 325 HOMES FOR SALE. This year in JANUARY of 2022, we decreased again by -25.5 percent with only 242 HOMES FOR SALE.

JANUARY 2022 Pending Sales:

Let's view JANUARY of 2020, where we see there were 354 PENDING SALES. In JANUARY of 2021, we increased by +4.5 percent with 370 PENDING SALES. This year in JANUARY, we decreased by -2.4 percent with 361 PENDING SALES.

JANUARY 2022 Median Days on Market:

Let's view JANUARY of 2020, where we see there were 25 MEDIAN DAYS ON MARKET. In JANUARY of 2021, we decreased from the previous year by -80.0 percent with 5 Median Days on Market. This year in JANUARY, we held even with the previous year with still only 5 Median Days on Market. 

JANUARY 2022 Months Supply of Homes for Sale:

In JANUARY of 2020, the MONTHS SUPPLY OF HOMES FOR SALE was 2.0. In JANUARY of 2021, we decreased by -60.0 percent with a 0.8 MONTHS SUPPLY OF HOMES FOR SALE. This year in JANUARY, we decreased by -25.0 percent with only 0.6 MONTHS SUPPLY OF HOMES FOR SALE!

2,100 Acres of Bliss – Anne Springs Close Greenway

Anne Springs Close Greenway (ASCG) is an outdoor lover's dream. Whether one enjoys hiking, kayaking, biking, horseback riding, or just finding a spot to plop down and relax in the splendors of nature, you'll find it here.

ASCG is located within Fort Mill and has roots dating back to the Catawba Indians and the Civil War. There are historic buildings and native plants on the luscious land filled with forest, lakes, and rolling pastures. The grounds are 2,100 acres of pure outdoor bliss that serve as a barrier to the hustle and bustle of urban development. The land was donated for public use by the children of Anne Springs Close to honor her lifelong commitment to recreation and the environment.

Since it is run as a nonprofit, they rely solely on private funds through memberships, program fees, and private donations to support the annual operational costs. One of the specific ways they raise funds is through their Signature Events such as these –

Niche’s Top Ten List of Best Public High Schools in York County, South Carolina

Schools are often at the top of that list of inquiries and so therefore we thought we would share Niche’s top ten list of best public high schools in York County, South Carolina. We start by looking at the NEW LISTINGS that came on the market in DECEMBER and we begin with 2019, where we see there were 277 NEW LISTINGS that came on the market. In DECEMBER of 2020, we find we increased by +6.9 percent with 296 NEW LISTINGS. This year in DECEMBER of 2021, we decreased slightly by -2.4 percent with 289 NEW LISTINGS. 

DECEMBER 2021 Homes for Sale:

We again, start by looking at DECEMBER of 2019, where we see there were 829 HOMES FOR SALE. In DECEMBER of 2020, we find a decrease of -55.4 percent with 370 HOMES FOR SALE. This year in DECEMBER of 2021, we decreased again by -23.5 percent with only 283 HOMES FOR SALE.

DECEMBER 2021 Pending Sales:

Let's view DECEMBER of 2019, where we see there were 236 PENDING SALES. In DECEMBER of 2020, we increased by +44.9 percent with 342 PENDING SALES. This year in DECEMBER, we decreased by -4,1 percent with 328 PENDING SALES.

DECEMBER 2021 Median Days on Market:

Let's view DECEMBER of 2019, where we see there were 21 MEDIAN DAYS ON MARKET. In DECEMBER of 2020, we decreased from the previous year by -76.2 percent with 5 Median Days on Market. This year in DECEMBER, we held even with the previous year with still only 5 Median Days on Market. 

DECEMBER 2021 Months Supply of Homes for Sale:

In DECEMBER of 2019, the MONTHS SUPPLY OF HOMES FOR SALE was 2.1. In DECEMBER of 2020, we decreased by -57.1 percent with a 0.9 MONTHS SUPPLY OF HOMES FOR SALE. This year in DECEMBER, we decreased by -22.2 percent with only 0.7 MONTHS SUPPLY OF HOMES FOR SALE!
