The Rock Hill Herald just broke a story that could impact Fort Mill in a big way, and The Linda Hall Team, Century 21 First Choice, is right on top of it! It's been reported that there is a proposal the Fort Mill Town Planning Commission is going to review today, and they will either be making a recommendation for it or against it. 

Crossroads Development Partners have submitted a proposal to develop approximately 115 acres on Fort Mill Parkway. According to the Herald, the site is at North Dobys Bride and Williams Roads. The plan would include up to 220 independent and assisted-living memory care units, 150 age-restricted homes, 90 age-restricted townhomes, and 240,000 square feet of commercial space. 

They include a 50,000 square foot grocery store and more than 150,000 combined square feet of office and retail space in these plans. 

The development agreement indicates a ten-year timeline for the buildout, with half of the property being developed in the first five years. 

The council members seem to be leaning towards it except for the road issue. We know that this is a big issue for our area, and we'll see how it is resolved. Read more about this from the Rock Hill Herald's article - (Subscription needed)

There's a lot of buzz about some new restaurants coming to the Brayden Village Shopping Center and for good reason! MAY 2021 New Listings:

We start by looking at the NEW LISTINGS that came on the market in May and we begin with 2019, where we see there were 609 NEW LISTINGS that came on the market. In May of 2020, we find we decreased by -37.1 percent with 383 NEW LISTINGS. This year in May of 2021, we increased by +31.6 percent with 504 NEW LISTINGS. So we aren't to pre-pandemic levels, but we are moving in the right direction!

MAY 2021 Homes for Sale:

We again, start by looking at May of 2019, where we see there were 1008 HOMES FOR SALE. In May of 2020, we find a decrease of -33.3 percent with 672 HOMES FOR SALE. This year in May of 2021, we decreased significantly by -66.7 percent with only 224 HOMES FOR SALE.

MAY 2021 Pending Sales:

Let's view May of 2019, where we see there were 485 PENDING SALES. In May of 2020, we decreased by -2.3 percent with 474 PENDING SALES. This year in May, we increased by +0.4 percent with 476 PENDING SALES. 

MAY 2021 Median Days on Market:

Let's view May of 2019, where we see there were 15 MEDIAN DAYS ON MARKET. In May of 2020, we decreased from the previous year by -46.7 percent with 8 MEDIAN DAYS ON MARKET. This year in May, we decreased by -62.5 percent to only 3 MEDIAN DAYS ON MARKET. 

MAY 2021 Months Supply of Homes for Sale:

In May of 2019, the MONTHS SUPPLY OF HOMES FOR SALE was 2.8. In May of 2020, we decreased by -39.3 percent with a 1.7 MONTHS SUPPLY OF HOMES FOR SALE. This year in May, we decreased by -70.6 percent with only 0.5 MONTHS SUPPLY OF HOMES FOR SALE!

11.   R & B Pub House – Family owned and operated offering take-out and patio seating. You’ll find a large selection of beer, craft drink, wine and much more. Located at 1075 Filbert Hwy, York.

12.   Siggy’s – A great place to be for wonderful food, drinks and the best music! Located at 8390 Charlotte Hwy, Indian Land.

14.   Dust Off Brewing Co. – Veteran owned. Veteran brewed. A Rock Hill craft brewery which was established in 2018. Located at 130 W. White Street, Suite A, Rock Hill.

15.   RoCo – Roasting Company Rock Hill – Known for their marinated rotisserie chicken. They serve a full menu until midnight with local beers on tap. Located at 122 South Oakland Avenue, Rock Hill.

16.   Papa Doc’s Shore Club – The perfect spot for family and friends to dock and dine or simply break up the day at the lake. Located at 3990 Charlotte Hwy, Lake Wylie.

17.   D’Aurias – A bar and music venue which offers food and excellent service! Located at 1685 Katy Lane, Fort Mill.

In April of 2020, we find we decreased by -18.6 percent with 446 NEW LISTINGS. This year in April of 2021, we decreased by -2.5 percent with 435 NEW LISTINGS. 

APRIL 2021 Homes for Sale:

We again, start by looking at April of 2019, where we see there were 948 HOMES FOR SALE. In April of 2020, we find a decrease of -13.1 percent with 824 HOMES FOR SALE. This year in April of 2021, we decreased significantly by -73.7 percent with only 217 HOMES FOR SALE.

APRIL 2021 Pending Sales:

Let's view April of 2019, where we see there were 462 PENDING SALES. In April of 2020, we decreased by -17.5 percent with 381 PENDING SALES. This year in April, we increased by +9.2 percent with 416 PENDING SALES. 

APRIL 2021 Median Days on Market:

Let's view April of 2019, where we see there were 17 MEDIAN DAYS ON MARKET. In April of 2020, we decreased from the previous year by -41.2 percent with 10 MEDIAN DAYS ON MARKET. This year in April, we decreased by -70.0 percent to only 3 MEDIAN DAYS ON MARKET.

1. The Pump House - Located on the Catawba River between Rock Hill and Fort Mill is where you'll find this affordable upscale restaurant. Known as casual riverfront dining with locally sourced, southern inspired cuisine. Enjoy your meal on their rooftop dining space. One of the best views of the sunset on the river!

2. Legal Remedy Brewpub - Yes, they serve beer but they also serve food which they say is as crafty as their beer. They specialize in house cured and smoked meats and locally fueled small plates. They are located at 129 Oakland Avenue in Rock Hill.

3. Hobos - Located at 213 Main Street in Fort Mill. They have a patio to enjoy those sunny days and they welcome pets! It's based on the theme of riding the rails which we know the name Hobos came from. The decor represents that from the original wood booths to a foot rail made from track. It's great fun dining here. You can even pull up a chair outside and have a view of both inside and out! As far as their food goes...BURGERS is on the menu!! 

4. Green Room Cafe - Located at 3312 Highway 21 in Fort Mill is where you'll find this gem! They not only have patio tables set up for you, but they also have a giant chess table on the patio. A great place to grab a bite of to eat. They serve coffee, sandwiches, paninis, pastries and more!!

5. Papa Doc's Short Club - Located at 3990 Charlotte Highway in Lake Wylie. You'll find everything from oysters to salads to burgers at Papa Doc's. They also make some excellent burgers!!
