In AUGUST of 2021, we find we increased by +2.6 percent with 518 NEW LISTINGS. This year in AUGUST of 2022, we decreased by -15.1 percent with 440 NEW LISTINGS. 

AUGUST 2022 Homes for Sale:

We again, start by looking at AUGUST of 2020, where we see there were 560 HOMES FOR SALE. In AUGUST of 2021, we find a decrease of -25.0 percent with 420 HOMES FOR SALE. This year in AUGUST, we increased by +23.6 percent with 519 HOMES FOR SALE. Still lower in inventory from 2020.

AUGUST 2022 Pending Sales:

Let's view AUGUST of 2020, where we see there were 452 PENDING SALES. In 2021, we increased by +2.9 percent with 465 PENDING SALES. This year we decreased by -15.1 percent with 395 PENDING SALES. 

AUGUST 2022 Median Days on Market:

Let's view AUGUST of 2020, where we see there were 9 MEDIAN DAYS ON MARKET. In 2021, we decreased from the previous year by -55.6 percent with 4 Median Days on the Market. This year we increased by +75.0 percent with 7 Median Days on the Market. 

AUGUST 2022 Months Supply of Homes for Sale:

In AUGUST of 2020, the MONTHS SUPPLY OF HOMES FOR SALE was 1.4 months. In 2021 we decreased by -28.6 percent with a 1 MONTHS SUPPLY OF HOMES FOR SALE. This year we increased from the previous year by +40.0 percent with a 1.4 MONTHS SUPPLY OF HOMES FOR SALE. 

AUGUST 2022 Showings to Pending:

In AUGUST of 2020, the Showings to Pending were 18. In 2021 we decreased by -5.6 percent with 17 showings to pending. This year we decreased again from the previous year by +11.8 percent tp 15 showings to pending.

Start your camping adventure! During this badge program, we will discuss setting up a campsite, including how to leave no trace and pitch tents, before we discuss fire starting. Once we have a good fire going, we will assemble a campfire meal. The program will conclude with a short hike or time around the fire. Program covers most components of the Junior Camper Badge.

This fun, engaging class introduces kids to the sport of kayaking! We will meet at the Kayak Launch and fit everyone with the appropriate gear. We will discuss how to choose a safe kayaking location based on your ability, demonstrate how to maneuver safely and how to enter and exit the boat. Once we’re out on the water, we will cover some basic paddling techniques and make sure paddlers feel comfortable with fun kayak activities. A water bottle and close-toed shoes are required.

Ages: Participants must be between 8 and 15 yr. Parents/Guardians must stay on property throughout the program and provide a cell phone number upon arrival.

JUNE 2022 New Listings:

We start by looking at the NEW LISTINGS that came on the market in JUNE and we begin with 2020, where we see there were 461 NEW LISTINGS that came on the market. In JUNE of 2021, we find we increased by +10.0 percent with 507 NEW LISTINGS. This year in JUNE of 2022, we increased slightly by +1.4 percent with 514 NEW LISTINGS. 

JUNE 2022 Homes for Sale:

We again, start by looking at JUNE of 2020, where we see there were 611 HOMES FOR SALE. In JUNE of 2021, we find a decrease of -40.4 percent with 364 HOMES FOR SALE. This year in JUNE of 2022, we increased by +18.4 percent with 431 HOMES FOR SALE. Still significantly lower in inventory from 2020.

JUNE 2022 Pending Sales:

Let's view JUNE of 2020, where we see there were 468 PENDING SALES. In JUNE of 2021, we decreased by -7.7 percent with 432 PENDING SALES. This year in JUNE, we decreased by -10.0 percent with 389 PENDING SALES. 

JUNE 2022 Median Days on Market:

Let's view JUNE of 2020, where we see there were 14 MEDIAN DAYS ON MARKET. In JUNE of 2021, we decreased from the previous year by -78.6 percent with 3 Median Days on the Market. This year in JUNE, we increased by +66.7 percent with 5 Median Days on the Market. Still not anywhere near the number we were at in 2020. They are going quickly even this far into the Summer season.

JUNE 2022 Months Supply of Homes for Sale:

In JUNE of 2020, the MONTHS SUPPLY OF HOMES FOR SALE was 1.6 months. In JUNE of 2021, we decreased by -43.8 percent with a 0.9 MONTHS SUPPLY OF HOMES FOR SALE. This year in JUNE, we increased from the previous year by +22.2 percent with a 1.1 MONTHS SUPPLY OF HOMES FOR SALE. 

So there is your comprehensive LOCAL look at the real estate market. If you are considering a sale of your home there is still plenty of time as the competition remains pretty low as we mentioned the inventory of homes is only 431 in the WHOLE county! The Catawba River is one of the most important rivers in the Carolinas and is full of interesting facts! Here are 8 things that you may not know about this river:

1. The Catawba River begins on the eastern slopes of the Blue Ridge Mountains in McDowell County and flows east, then south into Lake Wylie on the North Carolina – South Carolina border.  It becomes known as the Wateree River once it reaches Lake Wateree Reservoir (about 30 miles northeast of Columbia, SC).

2. The Catawba River is known for its scenic beauty and its many opportunities for recreational activities. Boating and fishing are two of the most popular activities on the river, and there are also many hiking and camping opportunities along its shores. 

3. The Catawba River is home to a variety of wildlife, including bald eagles, river otters, belted kingfishers, and more. Also, home to globally rare dragonfly called Edmund’s snaketail and the endangered Carolina heelsplitter. Oh, and we can’t forget to mention that alligators can be found naturally in South Carolina’s portion of the Catawba River, where it is known as the Wateree River, closer to the coast. 

4. The Catawba River is home to the most major dams of any North Carolina River, including the Cowans Ford Dam, the Lake Wylie Dam, and the Mountain Island Dam. These dams provide hydroelectric power, flood control, and water supply for the region. The Catawba River is also a popular recreational destination, with many people enjoying fishing, boating, and swimming in the river.

5. The Catawba River has a long history of major floods, dating back to the early days of European settlement in the region. In 1699, a flood destroyed several farms along the river. In 1740, another flood swept away houses and crops. But it wasn't until 1916 that the Catawba River experienced its worst floods on record. Heavy rains in July and August led to widespread flooding across the Carolinas. Along the Catawba River, floodwaters reached as high as 20 feet, killing over 70 people and causing millions of dollars in damage. In the aftermath of the disaster, the Catawba River was dammed in several places to help prevent future floods. Today, those dams are managed by Duke Energy, and they continue to play an important role in protecting communities along the river from flooding.

6. The Catawba River is named for the Catawba tribe of Native Americans who once lived along its banks. The Catawbas were skilled farmers and fishermen who used the river to transport goods and trade with other tribes. The Catawba River provided an abundance of food and water for the Catawba people, and they prospered for centuries. 

7. The Catawba River is a popular destination for kayakers and canoeists, with several hundred miles of paddling trails. The river is relatively slow-moving, making it ideal for beginners. However, there are also some more challenging sections for experienced paddlers. 

8. The Catawba River Basin is one of the largest sources of fresh water in the southeastern United States. The river and its tributaries provide drinking water for over 2 million people in North and South Carolina. The basin is also home to several important ecological communities, including the Carolina Sandhills and the Piedmont Plateau.
