November 2022 Real Estate Market Update for York County SC

 

The above video shows us a quick overview of the market, but let's dive deeper with this comprehensive look at the NOVEMBER 2022 real estate market in York County, South Carolina.

NOVEMBER 2022 New Listings:

We start by looking at the NEW LISTINGS that came on the market in NOVEMBER, and we begin with 2020, where we see there were 386 NEW LISTINGS that came on the market. In NOVEMBER of 2021, we found we increased by +1.3 percent with 391 NEW LISTINGS. This year in NOVEMBER of 2022, we decreased by -38.1 percent with 242 NEW LISTINGS. 

NOVEMBER 2022 Homes for Sale:

We, again, start by looking at NOVEMBER of 2020, where we see there were 469 HOMES FOR SALE. In NOVEMBER of 2021, we find a decrease of -8.7 percent with 428 HOMES FOR SALE. This year in NOVEMBER, we increased by +30.1 percent with 557 HOMES FOR SALE. 

NOVEMBER 2022 Pending Sales:

Let's view NOVEMBER of 2020, where we see there were 353 PENDING SALES. In 2021, we increased by +7.1 percent with 378 PENDING SALES. This year we decreased by -39.9 percent with 227 PENDING SALES. 

NOVEMBER 2022 Average Days on Market:

Let's view NOVEMBER of 2020, where we see there were 24 AVERAGE DAYS ON MARKET. In 2021, we decreased from the previous year by -29.2 percent, with 17 Average Days on the Market. This year we increased by +100.0 percent with 34 Average Days on the Market. 

NOVEMBER 2022 Months Supply of Homes for Sale:

In NOVEMBER of 2020, the MONTHS SUPPLY OF HOMES FOR SALE was 1.1 months. In 2021 we decreased by -9.1 percent with a 1.0 MONTHS SUPPLY OF HOMES FOR SALE. This year we increased from the previous year by +60.0 percent with a 1.6 MONTHS SUPPLY OF HOMES FOR SALE. 

NOVEMBER 2022 Average Showings to Pending:

In NOVEMBER of 2020, the Average Showings to Pending were 19. In 2021 we decreased by -5.3 percent from the previous year, with 18 showings to pending. This year we decreased from the previous year by -16.7 percent to 15 showings to pending. 

So here is your comprehensive LOCAL look at the real estate market. If you are considering a sale of your home this year, there is still time. Caroline McCarthy Visits The Colony at Handsmill

Recently, Caroline McCarthy of The Linda Hall Team, Century 21 First Choice, had the distinct pleasure of visiting and getting to know the Colony at Handsmill. What’s happening at The Humane Society of York County?

There are several exciting things happening at the Humane Society of York County, and The Linda Hall Team of Century 21 First Choice wants to share them with you.

 

First, The Christmas Store is open now and is a GREAT place for you to do your shopping while supporting a wonderful cause. The shop is located at 22-3 Deerifeld Drive, Fort Mill, and the open hours are daily from noon to 4 pm and Fridays and Saturdays from 10 am to 4 pm.

 

Some popular items include the following, BUT there is a lot more in the store than this!

The second event that is a HUGE fundraiser for them is Giving Tuesday. They are promoting the fact that this year, they’ve given 550 animals a second chance at life. If that’s not a reason to open your pocketbooks, then we don’t what is. Seriously, they do so much good in our community.  

 

The third event is called Pups on the Prowl (POP). This monthly event is designed to get a bunch of adoptable pups out for a hike. You can meet these fabulous adoptable kitties and dogs by appointment at the HSYC 803-802-0902.

The last event is Here Comes Santa and will be held on Saturday, December 3rd, from 1:30 pm to 3:30 pm. This is an amazing Santa photoshoot fund raiser. The cost is $15 per electronic picture and is just in time for your Christmas Cards! Walk-ins are welcome. Cash/credit accepted. **Additional donations accepted.

The whole Linda Hall Team is very focused on pets, as we are all animal lovers. This is an extremely important local organization to us. The Linda Hall Team is a sponsor of the Humane Society of York County and its Christmas Store.  Linda and her husband, Pete, have always had a golden retriever in their lives, and currently (and hopefully, for a long time to come), they enjoy sharing space with Molly. October 2022 Real Estate Market Update for York County SC

The above video shows us a quick overview of the market, but let's dive deeper with this comprehensive look at the OCTOBER 2022 real estate market in York County, South Carolina.

OCTOBER 2022 New Listings:

 

We start by looking at the NEW LISTINGS that came on the market in OCTOBER, and we begin with 2020, where we see there were 456 NEW LISTINGS that came on the market. In OCTOBER of 2021, we find we increased by +8.1 percent with 493 NEW LISTINGS. This year in OCTOBER of 2022, we decreased by -29.6 percent with 347 NEW LISTINGS. 

OCTOBER 2022 Homes for Sale:

We, again, start by looking at OCTOBER of 2020, where we see there were 478 HOMES FOR SALE. In OCTOBER of 2021, we find a decrease of -6.7 percent with 446 HOMES FOR SALE. This year in OCTOBER, we increased by +26.7 percent with 565 HOMES FOR SALE. 

OCTOBER 2022 Pending Sales:

Let's view OCTOBER of 2020, where we see there were 410 PENDING SALES. In 2021, we increased by +9.8 percent with 450 PENDING SALES. This year we decreased by -30.4 percent with 313 PENDING SALES. 

OCTOBER 2022 Average Days on Market:

Let's view OCTOBER of 2020, where we see there were 25 AVERAGE DAYS ON MARKET. In 2021, we decreased from the previous year by -28.0 percent with 18 Average Days on the Market. This year we increased by +61.1 percent with 29 Average Days on the Market. 

OCTOBER 2022 Months Supply of Homes for Sale:

In OCTOBER of 2020, the MONTHS SUPPLY OF HOMES FOR SALE was 1.2 months. In 2021 we decreased by -8.3 percent with a 1.1 MONTHS SUPPLY OF HOMES FOR SALE. This year we increased from the previous year by +45.5 percent with a 1.6 MONTHS SUPPLY OF HOMES FOR SALE. 

OCTOBER 2022 Showings to Pending:

In OCTOBER of 2020, the Showings to Pending were 18. In 2021 we stayed even with the previous year with 18 showings to pending. This year we decreased from the previous year by -5.6 percent to 17 showings to pending. 

So here is your comprehensive LOCAL look at the real estate market. If you are considering a sale of your home this year, there is still time. Tega Cay SC Catawba Park Opens And Wins Over Residents

The opening of Tega Cay SC Catawba Park is exciting for everyone. It offers 62 acres of fields for baseball, softball, and soccer, PLUS it has a playground and outdoor gathering spaces. This is truly an active family's dream! Tire those kids out!

The Catawba Fest will be the first event at Catawba Park and the city manager, Charlie Funderburk, is excited to host it there. The event is on October 29th and runs from 11 am to 8 pm. They usually have about 75 vendors, but this year they expect to double that! There will be overflow parking at the Gold Hill Middle School lot, and there will be shuttles running throughout the entire day. 

With the popularity of Fall sports in Tega Cay, this facility was sorely needed. They had over 2,000 participants this year in the youth sports programs. That number is steadily growing each year. 

The fields are artificial turf which is great in that they need less maintenance, and the weather won't be an adverse effect on them as was the case previously. This is just a great asset to the community.

We start by looking at the NEW LISTINGS that came on the market in SEPTEMBER, and we begin with 2020, where we see there were 470 NEW LISTINGS that came on the market. In SEPTEMBER of 2021, we find we decreased by -2.3 percent with 459 NEW LISTINGS. This year in SEPTEMBER of 2022, we decreased by -14.8 percent with 391 NEW LISTINGS. 

SEPTEMBER 2022 Homes for Sale:

We again, start by looking at SEPTEMBER of 2020, where we see there were 497 HOMES FOR SALE. In SEPTEMBER of 2021, we find a decrease of -10.9 percent with 443 HOMES FOR SALE. This year in SEPTEMBER, we increased by +25.1 percent with 554 HOMES FOR SALE. 

SEPTEMBER 2022 Pending Sales:

Let's view SEPTEMBER of 2020, where we see there were 471 PENDING SALES. In 2021, we decreased by -16.6 percent with 393 PENDING SALES. This year we decreased by -15.3 percent with 333 PENDING SALES. 

SEPTEMBER 2022 Average Days on Market:

Let's view SEPTEMBER of 2020, where we see there were 27 AVERAGE DAYS ON MARKET. In 2021, we decreased from the previous year by -33.3 percent with 18 Average Days on the Market. This year we increased by +5.9 percent with 19 Average Days on the Market. 

SEPTEMBER 2022 Months Supply of Homes for Sale:

In SEPTEMBER of 2020, the MONTHS SUPPLY OF HOMES FOR SALE was 1.2 months. In 2021 we decreased by -8.3 percent with a 1.1 MONTHS SUPPLY OF HOMES FOR SALE. This year we increased from the previous year by +36.4 percent with a 1.5 MONTHS SUPPLY OF HOMES FOR SALE. 

SEPTEMBER 2022 Showings to Pending:

In SEPTEMBER of 2020, the Showings to Pending were 19. In 2021 we decreased by -5.3 percent with 18 showings to pending. This year we decreased again from the previous year by -11.1 percent to 16 showings to pending.

Possible Changes Coming To Lancaster County, SC

 

The Lancaster County planning commission will meet on September 20 to review two proposed developments that would add more than 570 new homes to Indian Land. The first project, located on approximately 170 acres, would create a new subdivision with 398 homes. The second project, located on approximately 113 acres, would consist of 179 homes. Both projects are still in the early stages of planning and will require further review before moving forward.

Let’s take a look at each of these proposed projects.

The first proposed development

The proposed Shiloh Woods development would add 398 homes to the area south of the Roselyn and Shiloh Commons developments. The 170-acre project would include 50 acres of open space, nine acres of pocket park or amenity space, and three cul-de-sacs. New access points would be created for the property west of Charlotte Hwy.

Century Communities has applied for plat approval and a development agreement from the city. A traffic impact analysis hasn't been reviewed yet, but it is expected that some road improvements will be necessary. If approved, Shiloh Woods would be a welcome addition to the community, providing new homes and amenities for residents to enjoy.

 

The second proposed development

Arbor Walk has submitted a proposal to rezone almost 113 acres at 2991 Vance Baker Road in order to create a new subdivision with 179 homes. The primary entrance to the subdivision would be on Vance Baker Road, with another entrance on South Legacy Park Drive. A 30-foot buffer would separate the existing homes on South Legacy Park from the new construction. County staff has reviewed the proposal and recommends approval, subject to the condition that a plan is developed to widen Vance Baker Road. The property was previously approved for development as part of Providence Estates, a 247-home subdivision that would have spanned Lancaster and Union Counties in North Carolina. However, that project never came to fruition. The current Indian Land project is entirely contained within Lancaster County. If approved, this would be a significant residential development for the area.

 

Further, the Kings Mountain Self-Storage has applied to rezone almost 5 acres at 4263 Dobys Bridge Road to allow for the construction of a new daycare. The proposed site for the daycare is directly behind Indian Land Elementary School. A home on the property would need to be demolished to make way for the new business. A sketch plan shows a 10,000-square-foot building with an outdoor play area, and space on the property for future development. If approved, the Kings Mountain Self-Storage would be allowed to sell the property after rezoning it to commercial use. The site had a residence prior but is now vacant.

 

Lastly, a rezoning request has been submitted for the property at 9851 Kohut Road in Indian Land, SC. The nearly one-acre lot is currently zoned for residential use, but the applicant is requesting that it be rezoned for commercial use. If approved, the property will be put up for sale. The lot was previously home to a residence, but it has been vacant for some time. The commercial rezoning would allow for a variety of uses, such as office space, retail space, retail store or restaurant. It will be interesting to see what moves in if the rezoning request is approved.

Piedmont Medical Center is Now Open in Fort Mill!

Fort Mill is one of the fastest growing communities in South Carolina, and the need for a medical facility was becoming dire. That's where Piedmont Medical Center stepped in. Piedmont Medical Center is a 200,000-square-foot state-of-the-art facility that will provide exceptional local care to the residents of Fort Mill, SC, and the surrounding communities. The hospital opened its doors in September 2022 at South Carolina Highway 160 and US 21.

The hospital will provide a variety of services, including the following:

·         12-bed full-service Emergency department.

·         6 multi-specialty operating rooms.

·         Labor & delivery rooms.

·         Cardiovascular and Orthopedics services

The one hurdle they are still facing is filling open positions. They need trained nurses. This facility requires 500 employees to operate.
