Homes for Sale

 

Inventory levels surged, with active listings in York County jumping from 447 in January 2024 to 669 in January 2025, reflecting a 49.7% increase. The entire MLS saw a 25.6% increase. A higher supply of homes suggests a shift toward a more balanced market, easing competition among buyers.

Pending Sales

Pending sales in York County rose by 6.0%, increasing from 267 in January 2024 to 283 in January 2025. This suggests steady demand, despite growing inventory levels. The entire MLS saw a 4.9% rise in pending sales.

Closed Sales

The number of closed sales in York County grew by 10.7%, from 178 in January 2024 to 197 in January 2025. The entire MLS experienced a 5.2% increase in closed transactions, highlighting continued buyer activity.

The median days on market in York County increased from 24 days in January 2024 to 32 days in January 2025, a 33.3% rise. The entire MLS followed a similar trend, with an increase from 25 to 34 days, reflecting a slowing pace of sales.

The months supply of homes in York County rose by 50.0%, increasing from 1.6 months in January 2024 to 2.4 months in January 2025. The entire MLS saw a 23.8% rise, signaling a gradual shift toward a more balanced market.

Home prices in York County climbed by 10.5%, with the median sales price increasing from $397,450 in January 2024 to $439,000 in January 2025. The entire MLS saw a 2.6% increase, showing steady appreciation.
