October 2024 Real Estate Market Update

Welcome to the October 2024 Real Estate Market Update! The Linda Hall Team at Century 21 First Choice is excited to share the latest trends and insights from the housing market in York County and the broader MLS region. This month, we’ve seen some notable changes in inventory, days on market, and buyer activity. Read on to discover key highlights and what they mean for buyers and sellers in our community.

Homes for Sale

The number of homes for sale in October 2024 reached 11,283 across the entire MLS, marking a significant 26.2% increase from last year. In York County, the count rose to 751, up by 40.4% year-over-year. This increased inventory provides more options for buyers, though competition remains steady for desirable properties.

Median Days on Market

Homes are staying on the market longer, with the median days on market for the entire MLS at 22 days in October 2024, an increase of 83.3% from last year. York County also saw a rise, with a median of 22 days on the market. This increase suggests a slight shift in buyer behavior, possibly giving buyers more time to consider their options.

Months Supply of Homes for Sale

The months of supply, which reflects how long it would take to sell all available homes, increased to 3.0 months for the MLS and 2.7 months for York County. This represents a 25% rise MLS-wide and a 42.1% jump in York County, indicating a slightly more balanced market compared to previous months.

New Listings

New listings dipped slightly across the MLS, totaling 4,649 in October, a 3.2% decrease from last year. However, York County saw an increase of 16.3%, with 372 new listings. This localized increase provides fresh options for York County buyers and keeps the market active.

Pending Sales

Pending sales rose to 3,874 for the MLS, a 13.8% increase from October 2023. York County saw a similar trend with pending sales reaching 297, up by 17.9%. This uptick suggests strong demand despite the rising inventory, highlighting continued buyer interest in the area.

In summary, the October 2024 real estate market in York County and the broader MLS region reflects a gradual balancing of supply and demand. Increased inventory and slightly longer days on market indicate a more favorable environment for buyers, while steady demand underscores the attractiveness of our community. The Linda Hall Team is here to guide you through these changes, whether you’re looking to buy or sell. Reach out to us today to discuss your real estate goals!

This passion makes HSYC’s mission particularly meaningful to them, and they encourage the community to get involved in this wonderful cause. If you're looking for ways to spread some holiday cheer and support a great cause, the Humane Society of York County (HSYC) has plenty of opportunities this season. Here's everything happening at HSYC in 2024 and how you can make a difference!

Here’s a detailed look at what’s happening at the Humane Society of York County (HSYC) in 2024, and how you can get involved to support their mission.

HSYC Christmas Store

The HSYC Christmas Store is back for 2024, offering a wide range of holiday décor, gifts, and festive items. Located at 232 Main Street, Fort Mill, the store is open:

Friday & Saturday: 10 a.m. – 7 p.m.

Sunday to Thursday: 12 p.m. – 4 p.m.

Proceeds from the Christmas Store help HSYC care for homeless animals and fund their adoption programs. It’s a perfect opportunity to spread holiday cheer while supporting a great cause!

Pet Adoption Events

HSYC continues its tradition of hosting pet adoption events throughout the year. These events provide opportunities to meet adoptable pets in need of loving homes. The HSYC team works diligently to match families with the right pet to fit their lifestyle, and adoption counselors are always available to provide guidance.

Check HSYC’s website and social media pages for up-to-date event information, or visit the shelter in person to find your next furry companion.

Volunteer Opportunities

Volunteering at HSYC is a fantastic way to give back to the community. Whether you have a passion for working with animals or prefer assisting with events, there’s always a need for dedicated volunteers. Some volunteer opportunities in 2024 include:

Animal Care – Help care for the shelter’s pets by feeding, grooming, and providing companionship.

Event Support – Assist with adoption events, fundraising, and community outreach programs.

Fostering – Open your home temporarily to a pet in need until they find their forever family.

For more details on how to volunteer, visit the HSYC website.

Fundraising and Donation Drives

HSYC relies heavily on donations and community support to continue their life-saving work. In 2024, there are various ways to contribute, including:

Monetary Donations – Donations go directly toward caring for the animals and maintaining the shelter.

Supplies Drive – The shelter regularly needs supplies such as pet food, bedding, toys, and cleaning products.

Sponsor an Event – Businesses and individuals can sponsor HSYC events, raising both awareness and essential funds.

Visit HSYC’s website for a list of needed supplies or to make a direct donation. They also have an Amazon Wishlist you can view.

Educational Programs

HSYC is committed to educating the community about responsible pet ownership, animal welfare, and the importance of spaying and neutering pets. Throughout the year, they host workshops, school visits, and online educational sessions to raise awareness on these critical topics.

The Humane Society of York County is a vital part of the Fort Mill community, and with Linda and The Linda Hall Team of Century 21 First Choice’s continued support, they encourage everyone to get involved. Whether you’re shopping at the Christmas Store, adopting a pet, or volunteering your time, every bit of support helps give homeless animals a brighter future.

September 2024 York County Real Estate Market Update: Trends, Insights, and Opportunities

The real estate market in York County is constantly changing, and being up-to-date is essential for making the right moves, whether you're planning to buy or sell. In this September 2024 update, we take a closer look at the latest market trends and data, giving you a clear snapshot of what's currently happening. From price fluctuations to evolving buyer demand, this report provides the insights you need to successfully navigate York County's ever-changing real estate scene.

New Listings:

According to the data, new single-family home listings in York County have shown a steady decline over the past two years, with a 6.5% decrease from 2022 to 2023, followed by a 4.2% drop in 2024. This trend contrasts with the overall MLS, which experienced a slight decline of 4.2% in 2023, but rebounded with a 2.0% increase in 2024. These statistics underscore the ongoing shifts in York County's real estate market, highlighting the importance of staying informed as inventory tightens.

Homes For Sale:

The above graphic highlights the number of single-family homes for sale in York County during September 2024, revealing significant shifts compared to previous years. While York County experienced a 10.7% decline in available homes from 2022 to 2023, there was a sharp 41.3% increase in homes for sale from 2023 to 2024. This local trend mirrors a broader change across the entire MLS, which saw a 37.8% rise in homes for sale in 2024 following a previous decline. These figures indicate an influx of inventory into the market, offering more opportunities for buyers while reflecting evolving dynamics in the real estate landscape.

Pending Sales:

Pending sales in York County saw a notable recovery in September 2024, bouncing back from a 9.3% decline in 2023 to post a 9.9% increase this year. This mirrors a similar trend in the broader MLS, which also experienced a rebound, with pending sales increasing by 9.8% in 2024 after a 7.3% decline in 2023. These figures suggest that buyer activity has regained momentum, pointing to renewed confidence in the market as pending sales rise after a period of stagnation.

Median Days on Market:

The median days on market for single-family homes in York County surged in September 2024, rising to 16 days from just 9 days in 2023, marking a 77.8% increase. Similarly, the entire MLS saw a significant increase, with the median days on market climbing to 20 days, an 81.8% rise from the previous year. These increases suggest a slowing market, where homes are staying on the market longer before going under contract, reflecting potential shifts in buyer behavior and market conditions.

Months Supply Of Homes For Sale:

The months supply of homes for sale in York County rose significantly in September 2024, reaching 2.7 months, a 42.1% increase from the previous year. This upward trend reflects a similar pattern in the overall MLS, where the supply grew by 34.8% to 3.1 months. The increase in supply indicates that the market is moving toward a more balanced state, with more homes available relative to buyer demand, giving potential buyers more options and potentially cooling the competition among them.

As we move through October 2024, the York County real estate market presents a dynamic landscape, marked by an increase in inventory, rising days on market, and a recovering level of buyer activity. New listings continue to decline, while the number of homes for sale and months of supply are on the rise, giving buyers more opportunities and options. Meanwhile, the median days on market has significantly lengthened, signaling a cooling trend as homes take longer to sell. Despite these shifts, pending sales are rebounding, reflecting renewed confidence in the market. Whether you're looking to buy or sell, it's crucial to stay informed and work with experienced professionals. The Linda Hall Team of Century 21 First Choice is here to help you navigate these changes and make smart real estate decisions. Top Reasons Why Fall is a Great Time to Buy a Home in York County

Top Reasons Why Fall is a Great Time to Buy a Home in York County

As the leaves begin to change and the weather cools down, many people are wrapping up their summer plans and preparing for the cozy months ahead. But for savvy homebuyers, fall is more than just a time for pumpkin spice lattes and football games – it’s one of the best times to buy a home, especially in York County, South Carolina. Whether you're a first-time buyer or looking to upgrade your space, here's why fall 2024 could be the perfect season to make your move in York County.

1. Less Competition

Spring and summer are traditionally peak seasons for real estate, with buyers eager to close deals before the school year starts. By the time fall rolls around, the market tends to cool off, meaning there’s less competition from other buyers. This decrease in demand can give you an advantage, as you’re less likely to find yourself in a bidding war, allowing you more time and leverage during negotiations.

2. Motivated Sellers

Many sellers who list their homes in the fall are motivated to sell quickly. They may have homes that didn’t sell during the summer or are looking to close before the holiday season. As a result, these sellers are often more flexible on price, which could lead to significant savings or additional concessions, like covering closing costs or offering repairs.

3. Ideal Weather for Home Inspections

The cooler, but not too cold, temperatures of fall create ideal conditions for conducting thorough home inspections. Inspectors can more easily detect potential issues, such as drafty windows or poor insulation, which might be harder to spot in the heat of summer or the chill of winter. Plus, fall gives you a clearer view of how the home will handle the upcoming colder months.

4. Year-End Tax Breaks

If you close on a home before the end of the year, you may be eligible for several tax benefits, such as deductions on mortgage interest and property taxes. These financial incentives can make buying in the fall even more appealing, providing a helpful boost when tax season comes around.

5. More Time to Settle In Before the Holidays

Closing in the fall means you'll have time to settle into your new home before the holiday season kicks into full gear. You can decorate your new space for Thanksgiving, Christmas, or other festivities and host gatherings with family and friends. Moving during this period also allows you to start fresh in your home with the new year right around the corner.

6. Fall Sales on Home Goods

As you move into your new home, you’ll likely need furniture, appliances, or other household items. The good news? Fall is a great time for sales. Many retailers offer significant discounts on large appliances, furniture, and home improvement products around Labor Day, Black Friday, and other end-of-year sales. This means you can furnish your new space without breaking the bank.

7. Enjoy the Charm of York County in the Fall

York County is full of small-town charm, and fall is the perfect time to enjoy it. Whether it’s exploring the historic streets of York or taking in the beauty of the fall foliage in Tega Cay, buying a home in the fall allows you to experience the area at one of the most picturesque times of the year. Plus, you'll be settled just in time to enjoy the many local fall festivals and events that make York County such a wonderful place to live.

With motivated sellers, less competition, and potential tax benefits, fall is an excellent time to buy a home in York County. The Linda Hall Team of Century 21 First Choice is here to help you navigate the real estate market during this opportune season. Whether you're looking for a family home, a peaceful retreat, or an investment property, our team is ready to assist you in finding your dream home before the year ends.
