Pending Sales

Pending sales in York County increased by 34.7% compared to last year, reaching 272 contracts in November 2024. This uptick indicates a strong demand for homes in the area, which benefits sellers by creating a competitive market. Buyers, however, should act quickly and be prepared to make attractive offers to secure a property.

New Listings

New listings rose by 10.5%, with 306 homes entering the market in November 2024. This increase provides buyers with more options, which can help balance the competitive landscape. Sellers should consider pricing their homes strategically to stand out in this growing inventory.

Months Supply of Homes for Sale

The months supply of homes for sale increased by 30%, now at 2.6 months. This means the market is still leaning towards sellers but is gradually moving towards a more balanced state. For buyers, this signals a slight relief from the tight inventory seen in recent years.

Median Days on Market

The median days on market jumped to 27 days, an 80% increase from last year. This suggests that homes are taking longer to sell, which can be a positive sign for buyers who need more time to make decisions. Sellers should focus on staging and pricing competitively to attract offers more quickly.

Homes for Sale

The total number of homes for sale grew by 32.4%, reaching 732 in November 2024. This growth in inventory provides buyers with more choices and eases some of the pressure in the market. Sellers, on the other hand, need to ensure their homes are marketed effectively to stand out among the increased options.

Carowinds transforms into a winter wonderland with WinterFest! Experience dazzling holiday lights, live entertainment, and festive treats. This year, WinterFest features ice skating, larger-than-life displays, and plenty of family activities. Be sure to stop by and see the lighting of the enormous Christmas tree!

5. Christmas Village and Lighting of the Tree in Fort Mill

Join the Fort Mill community for its annual Christmas celebration with the festivities will feature the lighting of the Town's 50-foot Christmas tree, performances from school choirs, dance teams, and a variety of entertainment. 6. Festival of Trees

Date: December 6, 2024 - December 8, 2024

Experience the magic of the Festival of Trees at the historic White Home. This year’s event brings to life the whimsical world of Vernon Grant with a vibrant and colorful theme. Visitors can expect to see a stunning array of beautifully decorated trees of varying sizes, along with wreaths, mantle decorations, and more. All items will be available for auction or for immediate purchase.

7. Old Town Rock Hill Holiday Parade

Date: December 6, 2024
Location: Main Street, Rock Hill, SC
The annual Old Town Rock Hill Holiday Parade brings marching bands, dancers, and festive floats to the heart of the city. Bundle up, bring the family, and celebrate the season with an evening of twinkling lights and holiday spirit!

8. Clover's Holiday on Main

Get ready for the 77th Annual Fort Mill Christmas Parade! This festive lineup features local schools, officials, churches, businesses, scouts, pageant queens, and of course, SANTA!

11. Ballet of York County Presents: The Nutcracker 2024

Date: December 11, 2024 through December 15, 2024 (recurring daily), starting at 11 am

Embark on a magical journey through falling snow to a land of dancing sweets and sugarplums! A holiday tradition in York County since 1978!! 

12. 85th Annual York Christmas Parade

Date: December 13, 2024, from 5 pm to 8 pm
Location: Downtown York, SC

The Christmas keeps on rolling here in York! Live musical performance will start before the parade at 5 pm at City Market, local food vendors will be present and of course, amazing and fantastic floats!! Come out! 

13. Fort Mill Cookie Crawl

Date: December 14, 2024, from 10 am to 2 pm
Location: Starting at Tom Hall and Unity Street and traveling through Main Street and North White Street in Historic Downtown Fort Mill, ending at Walter Elisha Park.

Each family/group can “crawl” to local partner businesses to collect a scrumptious individually packaged Christmas cookie from each location for their Cookie Tin (please note: each group will receive ONE cookie per tin at each stop).

1. Holidays at the Daniel Stowe Botanical Garden

Date: November 29th - December 29, 2024
Location: Daniel Stowe Botanical Garden, Belmont, NC
Marvel at the sparkling holiday light displays at the Daniel Stowe Botanical Garden. The event features a mile-long walking trail through beautifully lit gardens, holiday music, and a visit with Santa Claus for the little ones. It’s a must-see for holiday lights enthusiasts!

2. 46th Annual Christmas Parade

Date: December 14, 2024
Location: Parade stage will be at Charlotte Performing Arts Center
This annual parade features festive floats, live performances, and marching bands. It’s a celebration that brings together people from all over the city to experience the magic of the season in Uptown Charlotte. Bundle up and bring your holiday spirit!

3. HSYC Christmas Store
   Support the Humane Society of York County by shopping at their Christmas Store, located at 232 Main Street in downtown Fort Mill. The store is open for the season. Visit their Facebook page for more information.
4. Fort Mill Christmas Village and Tree Lighting
   Join the community for the lighting of the town's 50-foot Christmas tree, along with entertainment from choirs and dance teams. This event is scheduled for Thursday, December 5th, in Downtown Fort Mill. Further details are available on the Fort Mill official website.
5. Rock Hill Christmas Parade
   Enjoy the annual Christmas Parade in downtown Rock Hill on Friday, December 6th, starting at 6:30 PM. More information can be found here.
6. Fort Mill Christmas Parade
   This beloved annual event features bands, floats, and more. Scheduled for Saturday, December 7th at 11 AM. Details are available on the Fort Mill official website.
7. Clover Christmas Parade
   Join Santa and Mrs. Claus on Sunday, December 8th, from 3 PM to 4 PM for the 54th Annual Clover Christmas Parade in downtown Clover. More information can be found here.
8. City of York 85th Annual Christmas Parade
Live musical performance will start before the parade at 5:00 pm at City Market, local food vendors will be present, and of course amazing and fantastic floats provided local businesses, organizations and schools! 9. Fort Mill’s Santa Trolley
   Santa will make appearances in various neighborhoods throughout Fort Mill. Follow their Facebook page for updates.
10. Lake Wylie Holiday Boat Parade
    The annual Lights on the Lake Boat Parade will take place on December 14th from 6:30 PM to 8 PM. More information is available here.

The Linda Hall Team at Century 21 First Choice is excited to share the latest trends and insights from the housing market in York County and the broader MLS region. This month, we’ve seen some notable changes in inventory, days on market, and buyer activity. Read on to discover key highlights and what they mean for buyers and sellers in our community.

Homes for Sale

The number of homes for sale in October 2024 reached 11,283 across the entire MLS, marking a significant 26.2% increase from last year. In York County, the count rose to 751, up by 40.4% year-over-year. This increased inventory provides more options for buyers, though competition remains steady for desirable properties.

Median Days on Market

Homes are staying on the market longer, with the median days on market for the entire MLS at 22 days in October 2024, an increase of 83.3% from last year. York County also saw a rise, with a median of 22 days on the market. This increase suggests a slight shift in buyer behavior, possibly giving buyers more time to consider their options.

Months Supply of Homes for Sale

The months of supply, which reflects how long it would take to sell all available homes, increased to 3.0 months for the MLS and 2.7 months for York County. This represents a 25% rise MLS-wide and a 42.1% jump in York County, indicating a slightly more balanced market compared to previous months.

New Listings

New listings dipped slightly across the MLS, totaling 4,649 in October, a 3.2% decrease from last year. However, York County saw an increase of 16.3%, with 372 new listings. This localized increase provides fresh options for York County buyers and keeps the market active.

Pending Sales

Pending sales rose to 3,874 for the MLS, a 13.8% increase from October 2023. York County saw a similar trend with pending sales reaching 297, up by 17.9%. This uptick suggests strong demand despite the rising inventory, highlighting continued buyer interest in the area.

On Sunday, November 24th, Windy Hill Orchard is hosting a festive wreath-making event, perfect for getting into the holiday spirit. Angelica from Five Blossoms Farm will lead participants through creating a custom wreath using fresh evergreens, pinecones, ribbons, and other natural accents. Tickets, which must be purchased in advance, are $95 and include all supplies, instruction, a wreath to take home, and a handcrafted snack by Chef Lynsey Comalander. The Bright Lights 5K and Fun Run is happening the night before Thanksgiving, offering participants a unique chance to run through a beautifully illuminated display at the Garden. The 5K will take you across various terrains, including asphalt, grass, trails, and garden pathways, with the final mile winding through stunning seasonal light displays. If you prefer a slower pace, the 1.25-mile Fun Run allows participants of all ages to enjoy the lights at their own speed. After the race, runners can stay and enjoy free entry to the Garden for an exclusive preview of the light show. Space is limited, so sign up early as the event sold out last year! Custom awards will be given to top finishers across multiple age categories.

Friday & Saturday: 10 a.m. – 7 p.m.

Sunday to Thursday: 12 p.m. – 4 p.m.
