April 2023 Real Estate Market Update for York County SC

The above video shows us a quick overview of the market, but let's dive deeper with this comprehensive look at the APRIL 2023 real estate market in York County, South Carolina.

New Listings

 

We start by looking at the NEW LISTINGS that came on the market in APRIL, and we begin with 2021, where we see there were 429 NEW LISTINGS that came on the market. In APRIL of 2022, we found we slightly increased by +0.2 percent with 430 NEW LISTINGS. This year in APRIL, we decreased by -22.8 percent with 332 NEW LISTINGS. 

Homes for Sale

We, again, start by looking at APRIL 2021, where we see there were 246 HOMES FOR SALE. In APRIL of 2022, we find an increase of +8.1 percent with 266 HOMES FOR SALE. This year in APRIL, we increased by +9.8 percent with 292 HOMES FOR SALE. 

Pending Sales

Let's view APRIL of 2021, where we see there were 379 PENDING SALES. In 2022, we decreased by -2.1 percent with 371 PENDING SALES. This year we decreased by -1.3 percent with 366 PENDING SALES. 

Average Days on Market

Let's view APRIL of 2021, where we see there were 15 AVERAGE DAYS ON MARKET. In 2022, we increased from the previous year by +6.7 percent, with 16 Average Days on the Market. This year we increased by +93.8 percent with 31 Average Days on the Market. 

Months Supply of Homes for Sale:

In APRIL of 2021, the MONTHS SUPPLY OF HOMES FOR SALE was 0.60 months. In 2022 we increased by +16.7 percent from the previous year with a 0.70 MONTH SUPPLY OF HOMES FOR SALE. This year we increased from the previous year by +42.9 percent with a 1.00 MONTHS SUPPLY OF HOMES FOR SALE. This statistic is the ratio of new houses for sale to new houses sold. In other words, it would take 1.00 month for the current inventory of homes on the market to sell given the current sales pace.

Average Showings to Pending 

In APRIL of 2021, the Average Showings to Pending were 15. In 2022 we held even with the previous year, with still 15 showings to pending. This year we increased from the previous year by +6.7 percent to 16 showings to pending.

The above video shows us a quick overview of the market, but let's dive deeper with this comprehensive look at the MARCH 2023 real estate market in York County, South Carolina.

New Listings

We start by looking at the NEW LISTINGS that came on the market in MARCH, and we begin with 2021, where we see there were 436 NEW LISTINGS that came on the market. In MARCH of 2022, we found we decreased by -12.8 percent with 380 NEW LISTINGS. This year in MARCH, we decreased by -4.5 percent with 363 NEW LISTINGS. 

Homes for Sale

We, again, start by looking at MARCH 2021, where we see there were 217 HOMES FOR SALE. In MARCH of 2022, we find a slight increase of +1.8 percent with 221 HOMES FOR SALE. This year in MARCH, we increased by +50.7 percent with 333 HOMES FOR SALE. 

Pending Sales

Let's view MARCH of 2021, where we see there were 415 PENDING SALES. In 2022, we decreased by -13.7 percent with 358 PENDING SALES. This year we decreased by -8.9 percent with 326 PENDING SALES. 

Average Days on Market

Let's view MARCH of 2021, where we see there were 15 AVERAGE DAYS ON MARKET. In 2022, we increased from the previous year by +33.3 percent, with 20 Average Days on the Market. This year we increased by +130.0 percent with 46 Average Days on the Market. 

Months Supply of Homes for Sale:

In MARCH of 2021, the MONTHS SUPPLY OF HOMES FOR SALE was 0.60 months. In 2022 we held even from the previous year with still a 0.60 MONTH SUPPLY OF HOMES FOR SALE. This year we increased from the previous year by +83.3 percent with a 1.10 MONTHS SUPPLY OF HOMES FOR SALE. This statistic is the ratio of new houses for sale to new houses sold. In other words, it would take 1.10 months for the current inventory of homes on the market to sell given the current sales pace.

Average Showings to Pending 

In MARCH of 2021, the Average Showings to Pending were 16. In 2022 we decreased by -6.3 percent from the previous year, with 15 showings to pending. This year we increased from the previous year by +13.3 percent to 17 showings to pending.

February 2023 Real Estate Market Update for York County SC

 

The above video shows us a quick overview of the market, but let's dive deeper with this comprehensive look at the FEBRUARY 2023 real estate market in York County, South Carolina.

New Listings

We start by looking at the NEW LISTINGS that came on the market in FEBRUARY, and we begin with 2021, where we see there were 344 NEW LISTINGS that came on the market. In FEBRUARY of 2022, we found we decreased by -2.0 percent with 337 NEW LISTINGS. This year in FEBRUARY, we decreased by -81.9 percent with 61 NEW LISTINGS. 

Homes for Sale

We, again, start by looking at FEBRUARY 2021, where we see there were 302 HOMES FOR SALE. In FEBRUARY of 2022, we find a decrease of -2.6 percent with 294 HOMES FOR SALE. This year in FEBRUARY, we increased by +33.3 percent with 392 HOMES FOR SALE. 

Pending Sales

Let's view FEBRUARY of 2021, where we see there were 349 PENDING SALES. In 2022, we increased by +3.7 percent with 362 PENDING SALES. This year we decreased by -84.0 percent with 58 PENDING SALES. 

Average Days on Market

Let's view FEBRUARY of 2021, where we see there were 26 AVERAGE DAYS ON MARKET. In 2022, we decreased from the previous year by -7.3 percent, with 24 Average Days on the Market. This year we increased by +66.7 percent with 40 Average Days on the Market. 

Months Supply of Homes for Sale:

In FEBRUARY of 2021, the MONTHS SUPPLY OF HOMES FOR SALE was 0.7 months. In 2022 we held even from the previous year with still a 0.7 MONTH SUPPLY OF HOMES FOR SALE. This year we increased from the previous year by +85.7 percent with a 1.3 MONTHS SUPPLY OF HOMES FOR SALE. This statistic is the ratio of new houses for sale to new houses sold. In other words, it would take 1.3 months for the current inventory of homes on the market to sell given the current sales pace.

Average Showings to Pending 

In FEBRUARY of 2021, the Average Showings to Pending were 21. In 2022 we increased by +4.8 percent from the previous year, with 22 showings to pending. This year we decreased from the previous year by -27.3 percent to 16 showings to pending.
