April 2026 Real Estate
Market Report
Single-Family Homes | CanopyMLS Data | Charlotte Regional Realtor® Association
As of May 14, 2026
April data is in, and York County continues to show a market that is active, more balanced, and more strategic than the frenzied conditions of recent years. Closed sales and pending sales are up, prices remain resilient, and buyers are gaining more choices as inventory and months of supply rise. Here is a full breakdown of every key metric and what it means for buyers and sellers right now.
Market Metrics
Closed Sales
Closed sales in York County rose to 3,623, up 7.5% year over year. That is a strong signal that buyer demand is still active and that well-positioned homes are continuing to make it to the closing table.
Homes for Sale
Inventory continues to expand, with 935 homes for sale in York County. Buyers have more choices than they did a year ago, while sellers face more competition and need to stand out through pricing, preparation, and marketing.
Median Days on Market
The median time to contract is now 29 days, more than double the 2024 pace. Buyers have more breathing room, while sellers should plan for a longer runway and avoid overpricing early.
Median List to Close Days
From listing to closing, the typical York County transaction now takes 73 days. This gives buyers a less rushed process and means sellers should build more time into their moving plans.
Median % of Original List Price
Sellers are still receiving a strong 97.1% of original list price, but the year-over-year softening shows buyers have gained some negotiating room, especially on homes that launch too high.
Median Price Per Square Foot
Price per square foot is nearly flat year over year at $211. This points to a market that is cooling in pace without showing a major loss in underlying property value.
Median Sales Price
York County’s median sales price reached $440,000, up 2.8% from last year. Even with more homes on the market, home values remain resilient.
Median Showings to Pending
It now takes a median of 9 showings to reach pending status. Serious buyers are still engaging, but they are spreading their attention across more available listings.
Months Supply of Homes
Months of supply increased to 3.1 months. York County is still not oversupplied, but the market is moving closer to balanced conditions than it has been in recent years.
New Listings
New listings increased to 4,842, giving buyers more fresh options. The pace of new supply is still growing, though less dramatically than last year.
Pending Sales
Pending sales rose 7.8% year over year, a positive sign for market momentum. Contracts being written today suggest buyers remain active heading into the next phase of the year.
Showings Per Listing
Showings per listing declined to 4.3 as inventory increased and buyer attention spread across more homes. For sellers, strong online presentation and strategic marketing are essential.
The Bottom Line
April’s data tells the story of a York County market with durable demand and more breathing room. Sales activity is up, pending sales are up, and the median sales price remains at $440,000. At the same time, inventory has grown, days on market are longer, and buyers have more leverage than they did during the peak of the market.
For buyers, this is a more workable environment: more homes to compare, more time to make decisions, and more opportunity to negotiate. For sellers, the fundamentals are still strong, but strategy matters. Pricing accurately, preparing the home well, and marketing aggressively are now essential to getting the best result.
Local conditions can vary by neighborhood, price point, and property type. The best next step is to look at how these countywide trends apply to your specific plans.
