December 2023 Real Estate Market Update for York County SC

DECEMBER 2023 New Listings:

We start by looking at the NEW LISTINGS that came on the market in December and we begin with 2021, where we see there were 281 NEW LISTINGS that came on the market. In December of 2022, we found we decreased by -37 percent with 177 NEW LISTINGS. The following year, in December of 2023, we decreased again by -1.1 percent with only 175 NEW LISTINGS. 

 

DECEMBER 2023 Homes for Sale:

Next, we turn to the HOMES FOR SALE in December of 2021, where we see there were 305. In December of 2022, we find an increase of +59.0 percent with 485 HOMES FOR SALE. The following year, in December of 2023, we decreased by -7.2 percent with only 450 HOMES FOR SALE.

DECEMBER 2023 Pending Sales:

Let's view December of 2021, where we see there were 290 PENDING SALES. In December of 2022, we decreased by -35.2 percent with 188 PENDING SALES. The following year, in December of 2023, we increased again by +2.1 percent with 192 PENDING SALES. 

DECEMBER 2023 Median Days on Market:

Let's view December of 2021, where we see there were 5 MEDIAN DAYS ON MARKET. In December of 2022, we increased from the previous year with 23 MEDIAN DAYS ON MARKET. In December of 2023, we decreased by -34.8 percent to 15 MEDIAN DAYS ON MARKET. 

DECEMBER 2023 Months Supply of Homes for Sale:

In December of 2021, the MONTHS SUPPLY OF HOMES FOR SALE was 0.8. In December of 2022, we increased by +87.5 percent with a 1.5 MONTHS SUPPLY OF HOMES FOR SALE. In December of 2023, we increased by +6.7 percent with only 1.6 MONTHS SUPPLY OF HOMES FOR SALE!

Welcome to our latest York County Property Market Insights edition for November 2023. Let’s explore the ever-evolving real estate landscape of York County together. 

 

The above video shows us a quick overview of the market, but let's dive deeper with this comprehensive look at the NOVEMBER 2023 real estate market in York County, South Carolina.

New Listings

 

We start by looking at the NEW LISTINGS that came on the market in NOVEMBER, and we begin with 2021, where we see there were 370 NEW LISTINGS that came on the market. In NOVEMBER of 2022, the inventory of new listings decreased by -34.3 percent, with only 243 NEW LISTINGS. This year, in NOVEMBER, the new listings that came on the market increased by +14.4 percent with 278 NEW LISTINGS. Still quite lower than in 2021. 

Homes for Sale

We, again, start by looking at NOVEMBER 2021, where we see there were 337 HOMES FOR SALE. In NOVEMBER of 2022, we found an increase of +62.9 percent with 549 HOMES FOR SALE. This year, in NOVEMBER, we decreased by -7.1 percent with 510 HOMES FOR SALE. 

Pending Sales

Let's view NOVEMBER of 2021, where we see there were 351 PENDING SALES. In 2022, we decreased by -41.6 Percent with 205 PENDING SALES. This year, we increased by +8.3 percent with 222 PENDING SALES. 

Median Days on Market

Let's view NOVEMBER of 2021, where we see there were 4 MEDIAN DAYS ON MARKET. In 2022, we increased from the previous year by +400.0 percent, with 20 Median Days on the Market. This year, we decreased by -25.0 percent with 15 Median Days on the Market. 

Months Supply of Homes for Sale:

In NOVEMBER of 2021, the MONTHS SUPPLY OF HOMES FOR SALE was 0.9 months. In 2022, we increased by +88.9 percent from the previous year with a 1.7 MONTH SUPPLY OF HOMES FOR SALE. This year, we increased from the previous year by +5.9 percent with a 1.8 MONTHS SUPPLY OF HOMES FOR SALE. This statistic is the ratio of new houses for sale to new houses sold. In other words, it would take 1.8 months for the current inventory of homes on the market to sell, given the current sales pace.

Median Showings to Pending 

In NOVEMBER of 2021, the Median Showings to Pending were 10. In 2022, we increased from the previous year by 10%, with 11 showings to pending. This year, we decreased from the previous year by -27.3 percent to 8 showings to pending.

As part of this endeavor, the Town will be gathering various essential items to benefit the Fort Mill Care Center, including shampoo, deodorant, lotion, body wash, wipes, toilet paper, dish soap, disinfecting wipes, all-purpose cleaner, and paper towels. Residents are encouraged to drop off these items in the Town Hall lobby located at 200 Tom Hall St. from November 13 to November 30, 2023. New Listings

To kick off our analysis, let's explore the assortment of fresh properties that made their debut in the market during October. In October 2021, the market witnessed the introduction of 464 new listings. Nonetheless, in 2022, there was a notable 26.3 percent decline in the property count, leaving only 342 listings on the market. Fast-forward to the current year, 2023, and the market has seen an additional decrease of 6.4 percent compared to the previous year, resulting in a total of 320 properties. Clearly, there has been a significant reduction in the availability of homes.

Homes for Sale

Now, let's take a closer look by examining the supply of homes available for purchase. In 2021, there were 355 homes listed for sale. In 2022, the inventory of homes for sale surged by 62.5 percent, reaching a total of 577 homes on the market. However, this year, in October, there was a decline of 14.2 percent, resulting in 495 homes available for sale. This figure is lower than the previous year but higher than the 2021 inventory.

Pending Sales

Shifting our focus to pending sales, let's examine the statistics from October 2021. In 2021, there were 425 pending sales, but in the subsequent year, we observed a notable decrease of 36.0 percent, bringing the number down to 272 pending sales. This year, we experienced a minor decline of 3.7 percent, resulting in 262 pending sales.

Median Days on Market

Now, shifting our focus to the median days on the market in October, let's begin with the year 2021, when properties had an average listing duration of just 4 days. Transitioning to 2022, there was a substantial surge of 300 percent, leading to properties spending an average of 16 days on the market. However, in 2023, we observed a decrease of 18.8 percent, bringing the median listing duration down to 13 days.

Months Supply of Homes for Sale

Now, turning our attention to the Months Supply of Homes for Sale, let's examine the figures from October 2021. Back in 2021, the supply was quite low, at just 0.9 months. However, in 2022, the supply increased significantly by 88.9 percent, reaching 1.7 months. In 2023, there was a further uptick of 5.9 percent, bringing it to 1.8 months. This indicates that if no new homes were to be added to the market, it would take approximately 1.8 months to sell the current available inventory.

Median Showings to Pending

Now, let's delve into the analysis of the median showings to pending ratio. In October 2021, it took a median of 9 showings to generate a pending sale. Moving to 2022 and 2023, there was no change compared to 2021, remaining with 9 showings to pending for both years.
