York County’s June 2026 housing data points to a market that remains active while continuing to shift toward more balanced conditions. Closed and pending sales increased, but buyers also gained more choices as inventory and new listings grew. Homes are taking longer to sell, and sellers are receiving a slightly smaller share of their original asking price. Market Metrics
Closed Sales
Closed sales increased to 3,584, up 2.2% from the prior year. Demand remains steady, and properly priced homes are still reaching the closing table.
Homes for Sale
Inventory rose to 949 homes for sale, a 17.3% year-over-year increase. Buyers have more choices and comparison power, while sellers face more competition from other listings.
Median Days on Market
The median time to go under contract reached 29 days, up from 21 days last year and 12 days in 2024. Buyers generally have more time to evaluate options, while sellers should prepare for a longer marketing period.
Median List to Close Days
The typical listing-to-closing timeline increased to 73 days. Longer transaction timelines give buyers more breathing room and require sellers to plan more carefully around moving and closing dates.
Median % of Original List Price
Sellers received a median 97.1% of their original list price, down slightly from 97.7% last year. Buyers have gained some negotiating room, making accurate initial pricing increasingly important.
Median Price Per Square Foot
Median price per square foot eased to $211, just 0.9% below last year and still above 2024. The small movement suggests values are broadly stable even as market pace slows.
Median Sales Price
The median sales price increased to $440,000, up 1.1% year over year and 5.8% from 2024. Home values remain resilient despite increased inventory and longer selling times.
Median Showings to Pending
It took a median of 9 showings for a home to reach pending status, returning to the 2024 level. Buyers are active, but increased selection means they may compare more properties before committing.
Months Supply of Homes
Months of supply increased to 3.1 months. York County remains below the level commonly associated with a fully balanced market, but conditions are notably less seller-dominated than two years ago.
New Listings
New listings rose slightly to 4,885 after a much larger increase the prior year. The continued flow of new inventory gives buyers more fresh options and keeps pressure on sellers to stand out.
Pending Sales
Pending sales climbed to 3,669, up 5.3% year over year. The increase signals healthy current buyer activity and supports continued sales momentum into the coming months.
Showings Per Listing
Showings per listing declined to 4.3 as buyer attention spread across more available homes. Strong photography, strategic pricing, and targeted marketing are increasingly important for sellers.
