August data shows a York County housing market that remains active while continuing to give buyers more room. Sales and prices are still edging higher, but inventory and days on market have also increased. Closed sales reached 3,606 in York County, up 2.0% from the prior 12-month period. Demand remains active, but the modest pace of growth suggests a steadier market rather than a rapid acceleration.

Inventory increased to 956 homes for sale, 11.7% above last year. Buyers have more options to compare, while sellers face more competition and need strong pricing and presentation.
Median Days on Market
The median time on market rose to 28 days. Buyers generally have more time to evaluate homes, while sellers should expect a longer marketing window than in the faster conditions of recent years.
Median List to Close Days
The typical listing-to-closing timeline increased to 74 days. This slower pace gives buyers more breathing room and means sellers should allow additional time when planning a move.
Median % of Original List Price
Homes sold for a median 97.2% of their original list price. The gradual decline points to more negotiating room for buyers and reinforces the importance of accurate pricing for sellers.
Median Price Per Square Foot
Median price per square foot was $211, nearly unchanged from last year. That stability suggests property values are holding relatively steady even as market conditions become more balanced.
Median Sales Price
York County's median sales price increased to $441,495, up 1.5% year over year. Prices remain resilient, which continues to support sellers even as buyers gain leverage in other parts of the market.

It took a median of 9 showings for a home to reach pending status in each of the past three years. That consistency points to stable buyer decision behavior despite changes in inventory and market speed.
