July 2025 York County Real Estate Market Report | The Linda Hall Team, Century 21 First Choice

July’s housing market in York County and across the Charlotte-area MLS showed a mix of steady buyer activity, more inventory, and longer time on the market. Here’s a closer look at the numbers and what they mean for buyers and sellers.

🏡 Closed Sales

  • Entire MLS: 4,218 homes closed – down 3.0% from last year
  • York County: 344 homes closed – up 6.5% year-over-year

York County saw a healthy boost in closed sales compared to last July, even as the broader market dipped slightly.

📈 Pending Sales

  • Entire MLS: 4,657 homes – up 15.6% from last year
  • York County: 377 homes – up 25.2%

Contracts are being written at a much faster pace, signaling strong buyer interest heading into late summer.

🆕 New Listings

  • Entire MLS: 6,246 homes – up 8.2%
  • York County: 446 homes – up 3.0%

More sellers are stepping into the market, giving buyers more options than last summer.

🏠 Homes for Sale

  • Entire MLS: 15,058 homes – up 35.7%
  • York County: 972 homes – up 37.5%

Inventory has grown significantly over the past year, helping to balance the market.

York County Market Snapshot - June 2025

Our team at The Linda Hall Team, Century 21 First Choice, is bringing you the latest numbers for the York County real estate market in June 2025. Here’s a quick breakdown of how things are shifting, based on data from CanopyMLS.

Shows per Listing

Showing activity per listing continued to moderate compared to previous years, with York County seeing a decrease from 5.5 shows per listing in 2024 to 4.5 in 2025, down -18.2% year-over-year.

Median Shows to Pending

It took a median of 8 showings to go pending in York County this June, holding steady from 2024 but down from 9 in 2023, indicating a steady buyer pace.

Median Percent of Original Price

The median percent of original list price received by sellers dropped slightly to 97.6% in York County, suggesting a touch more negotiation power for buyers compared to last year.

Median Price per Square Foot

Prices per square foot stayed relatively stable, with York County seeing a very slight decline from $214 to $212, down -0.9% year-over-year, while the broader MLS rose modestly.

Median Sales Price

The median sales price for single-family homes in York County jumped from $420,000 to $449,500, a strong +7% increase over the past year.
